Metro Boston Property Inspections is a Sharon-based team operation, not a solo inspector — familiar names show up across hundreds of reviews: Tod Whiting, Ryan Orlando, Rob Madzar, Mark, and office staff Missy and Jeanna. Google alone carries 480 ratings at a near-perfect average, and the written record — 220 reviews since 2021 across five platforms, plus a BBB A+ grade — backs it up with real detail rather than just stars. Realtors show up again and again as reviewers, which is its own signal: multiple agents describe Metro Boston as their go-to or first choice for buyer inspections, citing clear reports their clients can actually use. Buyer-side reviews describe the same pattern from the other side — inspectors who walk the property with the client rather than working alone, explaining what's code-required versus grandfathered, and flagging what needs immediate attention versus what can wait. Turnaround is consistently fast, with several reviewers mentioning a full written report the same evening or within 24 hours. The company also handles short-notice and rush inspections — one buyer with a 3-week closing got scheduled the day after their offer was accepted. Recent activity is heavy and clean: 32 reviews in the last six months, none negative. The one real exception in the written record is a 2025 review, rated 2 stars, describing a poor second inspection — of two done by different inspectors — that misattributed real problems: a power cord run near a heater, and sliding doors not sliding, chalked up to the wrong causes (a wheel needing adjustment rather than a sagging floor). It's a specific, credible complaint about inspection quality on one particular visit, and stands apart from the otherwise consistent praise for exactly that kind of diagnostic care. Good fit for a buyer or agent who wants a walk-along inspection with real-time explanation and a fast report, especially under a tight closing timeline. Given the one exception on file, it's reasonable to ask which inspector will be assigned and to be present for the walkthrough if the schedule allows.
Haven’t had the inspection yet but I have to say Missy is the best! She helped me figure a lot out the first time I tried to hire them and I came back around to this amazing company cause they are the best all around! Go with them for all your home inspection needs!
Ryan Orlando went above and beyond, we had an expedited closing (3 weeks) and we were able to schedule the inspection the day after the accepted offer. Ryand did a thorough job, explained every step and made the buyers feel at ease. Excellent experience for both the buyer and seller.
They where very thorough through out the whole process and pointed out everything someone would want to know. I would highly recommend them especially if it is your first time purchasing a house or you’re a seasoned vet at it!
Great experience with Ryan. He was very nice, knowledgeable, and thorough. He did a detailed inspection and explained everything clearly. Highly recommend his service!
Metro did a great job with a home inspection for purchase of my new home. The inspector was great and was very patient with me walking through the home and answering all of my questions. The inspection was meticulous and thorough. They did a great job giving me piece of mind regarding all the aspects of my new property. The report was delivered the very same day and cover all the details of the inspection in an easy to understand format. Thanks Metro Boston for a thorough job.
