Additions are what this firm mostly builds — decks, porches, a mudroom, a finished basement — and in four years exactly one customer has written anything about it. Middlesex Custom Builders runs out of 7 Sherman St in Maynard under Eric Sosa. Nineteen permits are on file, twelve of them in the last three years, at a typical value around $46,000. Most sit in Maynard itself: a $130,018 mudroom addition with a front porch and kitchen remodel in 2022, a $50,890 basement finished into a playroom in 2025, deck rebuilds and new egress doors. A few land further out — a 2023 remodel of a kitchen and two bathrooms on Beverly Ave in Marblehead, a $90,411 above-garage addition in Newbury the same year, a Belmont bathroom in 2022 and a Rowley deck. The single written account is worth reading closely, because it is all there is. In January 2022 a homeowner named Alexandra described her kitchen renovation and called the owner, Eric, a master carpenter — praising the creative solutions, the craftsmanship, and an estimate that was detailed and easy to understand. Specific, first-hand, and now four years old. The paperwork raises one question worth asking outright. BuildZoom lists a Massachusetts home improvement contractor registration, 203953, as active, but with a date issued of 2 February 2026 — while permits under this company go back to early 2022 and the same page's own blurb credits four years of activity. That may be a renewal rather than a first registration, but this is a directory listing, not a state confirmation, so put the question to them and check the number with Consumer Affairs and Business Regulation. Who it suits: someone around Maynard planning an addition, a porch or a basement finish, and comfortable judging a builder largely on permitted work rather than on written accounts. Ask for two or three addresses from the last year, the registration number in writing, and current insurance certificates.

Middlesex Custom Builders are talented professionals. The owner, Eric, is a master carpenter who is incredibly knowledgeable, creative and easy to work with. When renovating my kitchen, they provided excellent creative solutions, a high level of craftsmanship and were very responsive in answering any questions or concerns. They write up an easily understandable and detailed estimate. The end result was above and beyond anything I could have imagined. I could not be more pleased by my experience working with Middlesex Custom Builders.
