Sawyer Home Inspections is Chad Sawyer's Somerset-based team — himself, his son Ethan, and assistants Nick and Moises — and the throughline across 48 Google reviews since 2021 is how much reviewers say they learned during the walkthrough itself. One 2024 buyer describes Chad flying a drone over the roof and chimney to get a close look nobody could reach on foot, and skipping a charge for extra testing he did anyway; others describe him patiently explaining HVAC and plumbing systems to first-time buyers who'd never seen the inside of either. That consistency runs deep — the reviews span 2021 through August 2026, nearly all five stars, with buyers calling the reports the most detailed they've received across multiple home purchases, and several returning to hire Chad again for a second or even fourth home. One reviewer, a real estate broker, says years of referring clients to Sawyer reflects directly on the quality of service they expect to deliver. There's one significant exception. I’ve owned 5 homes and Ethan is the best inspector I’ve ever used. You can get a sense when you hire someone that’s going through the motions vs. someone who takes pride in what they do. We had an inspection done by Chad which seemed to be good at the time. But after buying our house, we found that many significant problems were either not identified or severely misdiagnosed. I fully understand that it is a general house inspection and that no inspector will be 100% correct about everything, but the quantity and severity of inspection errors was unreasonable. A few examples below: 1) He inspected the main rubber roof and said that it was in good condition and would last many more years. However we had a few different roofers evaluate it later who all found that it was actually a rolled asphalt roof that is on the verge of failing and needs to be completely replaced ASAP. So besides being objectively wrong about the roof material, his evaluation of the condition was way off. 2) He inspected the gas boiler and said it was in good functional condition. Upon moving in we discovered a leak from the gas valve which could’ve been a huge safety problem had we not found it and gotten it fixed quickly. 3) We found that multiple outlets were not working properly and needed to be re-wired. All of the outlets were supposedly checked during the inspection. Additionally our electrician made us aware of multiple potential safety concerns related to the age and condition of the wiring/electrical systems that was not mentioned during the inspection. These are just a few examples, I could keep going on. Overall the inspection results did not accurately represent the actual condition of the house at all. We left the inspection unaware of the thousands and thousands of dollars we’d end up spending on repairs. Had we known about these issues, it could’ve helped with our decision making process and/or negotiations during closing.
