Scope Home Inspections and Title-V Inspections

We used Gabe for two home inspections. He did a thorough job and helped us avoid a bad flip. I would highly recommend him.

Gabe was a referral for a home inspection from two different people I know. I was able to ask questions, he explained what he was doing/looking for/at, clearly knew what he was doing, and made a high-anxiety process (for me) nice and easy. Gabe is great :)

Gabe didn’t inspect the crawl space correctly. Missed gutter and downspout issues, a rotted hallway floor that was soft at the entire length of the connecting wall that was putting stress on the ceiling. Dead animal scent in bedroom that family dog picked up on. I watched him step on the hallway floor in several areas and he didn’t say a word about the condition. A contractor picked up on these issues so we walked away from the sale. Waste of money with this guy! I would never hire him again.

I highly recommend Gabe for any home inspection needs. He’s reliable, knowledgeable and very thorough. His communication is excellent — he’s quick to reply, easy to reach and takes the time to explain everything clearly. Gabe pays attention to every detail and makes sure you understand exactly what’s going on with the property. I feel I need to share my experience with Scope inspections. In October of 2022 we found a house that we loved in Cumberland RI. It was inspected by Gabe and other than finding a few minor things he said it was a great house. Well, that couldn't be further from the truth. We had to replace the electric panel, redo the wire to the pole, rewire the kitchen to fix the gfi outlets.then there was the water damage under the kitchen sink bad plumbing under both kitchen and bathroom sink. There were signs of water damage throughout the house. The dryer vent was venting into the dropped ceiling in the basement. The raised patio was sinking. The gas line to the stove was bad. The vanity in the bathroom was broken and the heat in there was disconnected. None of the doors shut properly and the external doors had large air gaps. The heating system was about 25 years old. The water heater let go after we had done work in the basement. The railing between the living room and stairs was barely hanging on and broke the 1st night we got in the house. The large gate to the backyard blew over in the 1st rainstorm 2 weeks after we bought the house. I had to put through an insurance claim to replace it. The air vents were clogged and air was barely getting through. I could go on all day. We paid a very high amount for a supposedly move in condition house. We could have bought a less expensive house and put the same work into it. Between Gabe and the realtors, I feel we were cheated. A good inspector would have found at least part of these issues. If we had known, we would have walked away from this nightmare. Even 2 years later, I have a hard time enjoying this house after putting thousands we did not have into it. If there was an option for 0 stars I would use that.
