I had an offer accepted on a home that clearly needed some TLC, and I was working under a tight inspection deadline. Guy was prompt, clear, and responsive throughout the scheduling process. Because the home had been vacant for some time, I was going into the inspection with very little information from the seller. Guy was incredibly thorough and thoughtful, walking me through every step so I could see potential issues firsthand, understand repair and maintenance needs, and feel much more confident about the overall condition of the house. He never let the real estate agents pressure him into rushing and was meticulous in his work, checking every accessible corner of the attic and crawlspace for potential issues over the course of several hours. If you have the time, I highly recommend going with Guy. You’ll not only get a thorough understanding of your potential new home, but also a great education on the major systems and how everything works!
Guy did a great job! He works hard to do a thorough inspection for the customer and he doesn’t let the real estate agents rush him. We are so happy we went with him because he alerted us to multiple issues that helped us negotiate with the home owners. He also gave us tips and suggestions on things we should care for in the house to help with longevity! Excellent experience and we are more than happy we went with him.
If you want a thorough inspection, Guy is your man. He will teach you things about the property you are considering. He will explain why something is the way it is--how it came to be. Nobody rushes him. He's a real pro.
Guy was great! I found him via Google and at first my Buyer's agent AND the listing agent balked at a 4hr inspection however I can tell you, ignore them, this guy is looking out for your interests (agents only get paid when a deal gets done). He'll take the time to explain things so that you'll be equipped to understand all the particularities of your place. I'd definitely hire him again at my next place. Not everything he finds is going to be a showstopper but sometimes they can be. For example, he found 1. Potential mold (they can't say mold so he says "microbial growth") in the attic due to a lack of ventilation. There were soffit vents, and ridge vents but no actual holes drilled to provide ventilation, resulting in not only potential mold, but also additional stress on the roof shingles. Although the listing agent claimed the roof was 5 years old, the inspector thought that given the condition of the shingles, there were maybe 5 years left on the roof (due to the heat buildup from lack of ventilation). 2. Issues with the tankless oil furnace. Although I knew beforehand that the furnace was old, he found the age (1997), he saw additional issues with it by looking at the surroundings (such as rotting wood). He followed the tubing and found there was a lack of a back flow valve. After turning on the heat and hydronic baseboard heating, the pressure release valve spurted water all over the concrete foundation, causing framing wood rot. 3. Discovered carpenter ants under the walkway. These critical issues would cost me anywhere from $40-75k post-close to resolve, and so it was well worth the inspection cost IMO. There were a bunch of other things such as loose railings, issues with oil tank, potential tree fall areas, if power goes out, then don't flush toilet. He's old school (handwritten paper reports and digital camera) but don't let you that fool you. He's thorough, meticulous and has decades of experience.
