That split is the story of WS Builders Corp, the two-employee Natick corporation Wladimir Simoes started in January 2017, which takes on additions, whole-house renovations, kitchens, decks, siding and fencing across Massachusetts. On the projects that go right, customers get specific about why. A June 2024 homeowner walked through a family-room rebuild in detail — a horizontal electric fireplace, custom fluted built-ins, cable runs hidden behind the TV — quoted at about 35 days and finished in 30, and named the carpenter, the electrician and the painter who did it. A March 2024 client ran roughly $300,000 of renovation work through the company across big jobs and small, and said the prices were reasonable, the budget held and the schedule was kept. This past March, an addition customer described the team as fast and the process smooth. The complaints are just as detailed, and they rhyme. A January 2025 kitchen client wrote that crews arrived with no instructions and the owner was never on site, that the floor was mismeasured, a faucet was left uninstalled, and plumbing had to be redone by her own plumber. A July 2024 kitchen client said a four-month quote became fourteen months and that two parts of the job had to be rebuilt. A May 2024 bathroom customer reported three-month stretches with no work and no contact, and no final walkthrough more than a year after the April 2023 start. In February 2023 a homeowner catalogued a substituted countertop, backsplash and hardware, doors and paint missed against the contract, and a range hood that did not pass inspection. The common thread is supervision, and several of these same customers say the tradesmen themselves were fine — it was the checking that was missing. On credentials, go by what each source actually claims. The BBB has accredited the company since May 2018 and grades it A+, and BBB's records list a Massachusetts home improvement contractor registration, 192073, running to 2028, plus a construction supervisor licence, CS-115598, through the Office of Public Safety and Inspections. Angi and HomeAdvisor add only the company's own sentence that it is fully licensed and insured, with no number attached. So: an established outfit with real admirers on large projects, and a documented pattern of jobs running long and finishing short of contract. If you hire them, hire around that — name the exact materials and models in the contract, tie payments to inspected milestones, and ask who is on site daily and who signs off each phase. Both platforms say free estimates and warranties are offered; get the warranty terms written down too.
WS Builders did an addition to my home and I couldn't be happier with the results. The team was fast, very professional, and the quality of the work was excellent. They paid attention to every detail and made the whole process smooth. My house looks absolutely beautiful now. I highly recommend WS Builders Corp!
The job was done very efficiently. Communication was effective. His company built a den, laundry and half bath, den and remodeled the kitchen and living room.
I found that working with Wladimir Simoes was a nightmare. We had previously built a home from foundation up so not inexperienced working with builders. Wladimir started out pleasant but a pattern soon developed: He would send crew in without any information, workers were confused and underprepared and often too scared to call him to clarify. Wladimir was never on site. Each sub-task would be partially or poorly finished due to this lack of prep and communication (i.e. faucet not installed due to his own error of not lining up cabinet with counter properly, flooring not finished because he mismeasured the kitchen and did not order proper materials, plumbing done with illegal valve and shoddy work that required our own plumber to remediate, etc). When we would reach out to ask him to complete the job he would angrily yell that we were asking for favors, we were liars, he did a perfect job (although he never came to check himself). Never took responsibility. I would not hire, ever.
Working with contractor to resolve issues
It was awful - working with him was a true nightmare. Our project was quoted for 4 months and took 14 months. We were told that he underquoted us as if that was our fault. Everything he used was cheapest at Hope Depot and he never gave us a design from the blue print. We had to completely redo two parts of the project that him and his team messed up and he blamed on us as if we had anything to do with it. We could not have been more flexible as we wanted to finish the job so we did not have to work with him any more. It was always a battle with him, he is still not reimbursing us for items that we bought to fix issues, and there is no collaboration. His workers are phenomenal for the most part, but he is not there to watch over the project. My father was there many times and he was directing the show because he was not there to do so. It has been a nightmare 14 months, blood sweat and tears just trying to get a kitchen together. I would not recommend going with this company.
