WS Builders Corp is a general construction company based in Natick, MA, founded in 2017 and run by owner Wladimir Simoes. The company's own site and BBB profile describe it as offering new construction, additions, kitchen and bathroom renovations, carpentry, and a range of fencing options across Massachusetts. It holds an active, state-registry-verified Massachusetts Home Improvement Contractor license (#192073) and carries a Better Business Bureau A+ accreditation. The written record is genuinely mixed. Several homeowners describe strong outcomes on sizable projects: a 2026 addition finished with careful attention to detail, a 2025 kitchen and living-room remodel a reviewer called efficient with effective communication, and a 2024 review describing 'a lot of renovations and repair work' delivered on budget and on time across both major and small jobs. A 2023 wood fence installation and a 2023 major multi-room renovation both drew praise for staying within budget and keeping in touch throughout. Set against that, a recurring and specific complaint pattern runs from 2022 through 2025. A 2025 kitchen remodel reviewer described crews arriving without direction, unfinished sub-tasks (an unaligned cabinet, mismeasured flooring, a plumbing valve that needed a second plumber to fix), and an owner who was rarely on site and became confrontational when asked to complete the work. A 2024 kitchen remodel took 14 months against an original 4-month estimate, with the reviewer describing repeated disputes over materials and reimbursement. Two 2024 reviews about a separate renovation describe stretches of 3 months with no work or contact and an inability to reach a final walkthrough. A detailed 2023 review of a large multi-room renovation described substandard, code-failing work on a kitchen hood and chimney installation and difficulty getting the owner to respond afterward. Where shown, WS Builders Corp's own responses dispute the customer's account or attribute the issues to scope changes. Anyone considering this company should ask pointedly about on-site project management, a written schedule with milestones, and how change orders and post-completion issues are handled — the praised jobs and the troubled ones both involve sizable renovations, and several critical reviewers credit the crew's actual trade skills even while faulting oversight and communication.
WS Builders did an addition to my home and I couldn?t be happier with the results. The team was fast, very professional, and the quality of the work was excellent. They paid attention to every detail and made the whole process smooth. My house looks absolutely beautiful now. I highly recommend WS Builders Corp!
The job was done very efficiently. Communication was effective. His company built a den, laundry and half bath, den and remodeled the kitchen and living room.
I found that working with Wladimir Simoes was a nightmare. We had previously built a home from foundation up so not inexperienced working with builders. Wladimir started out pleasant but a pattern soon developed: He would send crew in without any information, workers were confused and underprepared and often too scared to call him to clarify. Wladimir was never on site. Each sub-task would be partially or poorly finished due to this lack of prep and communication (i.e. faucet not installed due to his own error of not lining up cabinet with counter properly, flooring not finished because he mismeasured the kitchen and did not order proper materials, plumbing done with illegal valve and shoddy work that required our own plumber to remediate, etc). When we would reach out to ask him to complete the job he would angrily yell that we were asking for favors, we were liars, he did a perfect job (although he never came to check himself). Never took responsibility. I would not hire, ever.
Working with contractor to resolve issues
It was awful - working with him was a true nightmare. Our project was quoted for 4 months and took 14 months. We were told that he underquoted us as if that was our fault. Everything he used was cheapest at Hope Depot and he never gave us a design from the blue print. We had to completely redo two parts of the project that him and his team messed up and he blamed on us as if we had anything to do with it. We could not have been more flexible as we wanted to finish the job so we did not have to work with him any more. It was always a battle with him, he is still not reimbursing us for items that we bought to fix issues, and there is no collaboration. His workers are phenomenal for the most part, but he is not there to watch over the project. My father was there many times and he was directing the show because he was not there to do so. It has been a nightmare 14 months, blood sweat and tears just trying to get a kitchen together. I would not recommend going with this company.
