That gap is the whole story of Arthur R Carbone, a Peabody builder whose work shows up in town permit files across the North Shore and Boston but never in anything a customer wrote. The jobs themselves are substantial and varied. In 2023 he took a house at 31 Nahant St in Wakefield down to nothing and reframed and rebuilt it, a $200,000 job. A year earlier his name is on the certificate of occupancy for a six-unit residential building at 95 Prescott St in East Boston, valued at $929,000. Between those sit the everyday ones: an $85,000 kitchen, bedroom and two-and-a-half bathroom remodel in Wakefield in 2024; $84,500 of new kitchen, roof, siding, bathroom, windows and floors in Danvers in 2023; $120,000 of the same in Peabody in 2020. Siding work turns up in South Boston, East Boston, Wakefield and Peabody, deck rebuilds in Everett, porch and roof repairs and a barn lifted for foundation work in Haverhill. BuildZoom's own read of the last four years is that he mostly does kitchen remodels, at a typical permit value around $33,500, with nine permitted jobs in the past three years. The thing to settle before hiring. BuildZoom lists his Massachusetts general contractor licence, #140321, with an expiration date of 30 September 2005, and says it re-checked in July 2026 and found it still expired. Two Home Improvement Contractor registrations, #140321 and #133592, are both listed inactive, each described as at one point cancelled. Because it could not confirm an active licence, BuildZoom scores him 0. In Massachusetts, HIC registration is the thing that gives a homeowner recourse on exactly the kind of work he does, so ask for the current registration number and check it with the state yourself. None of those licence entries have been confirmed against the registry here, and directory records are wrong often enough to be worth verifying rather than assuming. But with no written account of a single one of those 186 jobs, references and paperwork are all a homeowner has to go on.
