Capital G Inspections has drawn praise for explaining a house’s condition, alongside complaints about late or undelivered reports. In a November 2025 Google review, a buyer said Garrett arrived early, had already inspected the roof and exterior when they arrived, answered questions and delivered a detailed report that helped them decide on the purchase. Google displays a 4.8-star average from 64 ratings. Several customers described the inspection as a chance to learn about a property. A July 2024 reviewer praised Garrett’s ability to translate technical terms and answer questions. In a May 2024 pre-inspection review, a customer said he explained installations and repairs, acknowledged what he could not determine and directed them to permits, labels and floorplans for further information. They said the visit helped them decide whether to make an offer. Written reports have helped some buyers plan work. An April 2024 customer described photographs and explanations of inspected items as a reference for present and future repairs. In June 2024, a customer who had hired Garrett for three inspections praised his patience with questions and said the reports helped when moving in. A February 2025 reviewer said he found items a previous inspector had overlooked and delivered the report within 24 hours, allowing them to meet a purchase-and-sale deadline. Other customers reported a different experience with delivery. In a December 2024 review, a buyer said they paid a $450 inspection fee plus an additional $200 to meet a two-week deadline. They reported repeated broken delivery promises and said the report arrived 30 days after the inspection, too late to use in negotiations. The buyer said that delay cost them money. A January 2025 reviewer said they paid $450, were promised a report within three days and still had none seven weeks later. They said it could not be used for closing and that requests for a refund went unanswered. In February 2025, another customer said an inspection in early January had still not produced a report nearly two months later, despite the contract including one. An April 2025 reviewer said that after paying cash for an inspection, they repeatedly sought the written report and eventually received no replies to messages or calls. These are dated customer accounts. Report delivery and communication after the visit were the specific issues raised by those customers.
