Cherryfield Development is a Middleboro, Massachusetts, one-person outfit built around a specific, unglamorous job: installing and repairing Title 5 septic systems. Angi and HomeAdvisor both put its history at 35 years, and the company tracks 300 completed projects on each platform — though BBB's own listing dates the business to 1985, a decade earlier than the 35-year figure implies. Both directories show a 4.6-star average across 23 ratings, and the handful of written reviews on file tell a more textured story than that number alone. In a 2019 review, a homeowner described Bob Mullins as a great communicator who responded to emails almost immediately throughout a septic installation. A 2014 review goes further, describing Bob and a colleague named George going above and beyond — bringing in an engineering firm for a system with unusual requirements and personally making the connections at town hall to get it permitted. A 2020 review, written mid-crisis after a system failure, credits Bob with walking the homeowner through the process and leaving the property in better condition than he found it. Not every account is glowing. A 2024 review describes the quoted price changing mid-project with an added water fee, plus mistakes in site-prep work — though the same reviewer says the septic contractor who finished the job (a different company) did excellent work once brought in directly. An older 2015 review describes a job that was supposed to take a week stretching to nearly three months, with poor project management and the estimated cost climbing from roughly $12,000-15,000 to $20,000; that reviewer still reports the septic system ended up installed and working. Those two accounts are real and worth knowing, but they sit alongside a 4.6-star average built from many more reviews than the five stored here — the stored set leans toward the extremes, strongest complaints and strongest praise, not a representative slice of 23. Worth asking about before hiring: how a quote is structured and what could add to it, and who specifically will be on site managing the project day to day, since more than one review describes coordination as the make-or-break detail. For MA Title 5 septic work — installation, replacement, or emergency repair when a system fails — this is a specialist with decades of site-work history in Plymouth and Bristol counties. Get the scope and pricing in writing up front, and ask directly who's supervising, given what a couple of reviewers flagged.
Typical Greater Boston range for this kind of work, from regional averages — not a quote from Cherryfield Development. Use it to sanity-check bids, then get the real number in writing.
Estimated range
$23,000 – $35,000
Typical remodeling project around $29,000
This guy is just an intermediary. Quoted a price, then changed it, adding a water fee. Made several other mistakes, including site prep work. Dealt directly with the contractor after that and was quite pleased with the work product. Bobs missteps really soured us on the project. Thank God Reliable Excavation was so professional, customer oriented, and did amazing work.
The last thing a homeowner wants to hear YOUR SEPTIC SYSTEM IS IN FAILURE. PANIC!!! $$$$ !!!! AGAIN PANIC and then Cherryfield Development - Bob Mullins to the rescue. Bob talked and walked my wife and I through this horrible time. Bob and his crew left our property in better condition than when he started this project. Again THANK YOU BOB.
It is always stressful when you hire someone to do work that you don t know. I could not have been more pleased with the service I received from Mr. Mullins. He was a great communicator keeping me informed every step of the way and responded to my emails almost immediately. He handled all of the details of the job and it was clear that he is a man of integrity. I have already told my friends of his company and will continue to do so.
Work was suppose to be finished in 1 week, took almost 3 months. They left my landscape a complete mess this was because of poor project management. Rob is not the installer he hires other people to do his work basically glorified middleman. On top of this my projected project was suppose to be 12-15k turned into 20k mind you this did not include landscape work which he was charging me another 3k, he never called to schedule the landscape I had to hire some one else. Overall septic system is installed and working. I would not recommend them
From our first communication with Cherryfield to the completed project, we were extremely pleased with this company. Bob and George went above and beyond in the construction of our septic system. They suggested the engineering firm to design our system since we had very specific needs; and Bob made the necessary connections with our town hall. The daily updates from George were invaluable. Without hesitation we would recommend Bob Mullins, George Harris and Cherryfield Development for your project.
