Nearly every five-star review of Concept Properties names a person, not the company — Jeff, Doug, Garrett, Sarah. That is the shape of this Newbury Street brokerage: which agent you land with matters more than the name on the door. BBB places the firm at 179 Newbury Street in Back Bay, an LLC started in August 2017 with three employees and Matt Ramey as owner, working rental placement and sales brokerage. It has been BBB accredited since March 2018 and holds an A+ there, and it is listed as a Boston Chamber of Commerce member. The review trail is long for a three-person shop: 4.8 on Google across 69 ratings, with 55 reviews gathered from five sources between 2021 and 2026. The newest ones are all rentals. An out-of-state couple working against a narrow window to find a Boston pied-à-terre credited Jeff Garay with getting them through it. Another renter was walked through three properties by Garrett in a single search. A third never signed with Doug Caves — their landlord extended the lease — and still wrote in to say he showed up on time and knew his stuff. The complaints run in a different direction, and they are about communication rather than the transaction. Through the older history, the low-star reviews describe agents who went quiet: little effort, calls and emails unanswered. Reddit's Boston housing threads split the same way — warm recommendations for an individual agent alongside accounts of being passed between agents and then left without a reply, plus questions about what a renter is asked to hand over at application. The sale side has been harsher than the rental side, and the sharpest reviews in the older history come from there. On the market-facing end, posts in r/tradedboston credit the firm on both sides of Boston multifamily deals — a Mission Hill three-family where it repped the buyer, and a Roxbury building it sold — so the brokerage work extends past apartment placement, though the reviews that exist are overwhelmingly from renters. For someone arriving in Boston on a deadline, this is a reasonable call: several agents here have consistent praise trails and a habit of moving fast. Ask for one of them by name rather than the general line, confirm that person stays your point of contact through lease signing, and get anything you are asked to pay at application — and what it covers — in writing first.

We worked with Jeff Garay at Concept and it was a great experience! We traveled from another state and had a very limited amount of time to find a rental, a pied à terre in Boston. We are extremely particular (I'm an architect) and he was appreciative of our needs. He was super responsive and got us a list very quickly, one of which we fell in love with. We put in our application immediately after seeing it and Jeff pushed everything through by the end of the day. We got our dream place and he continued to get all of the paperwork and deposits quickly processed so we could return home with peace of mind. I would highly recommend working with Jeff. He is thoughtful, perceptive and tenacious! Thank you Jeff!

DOUG CAVES IS SUCH A NICE MAN! We unfortunately did not end up going with a listing with concept properties as our current place ended up extending our lease, HOWEVER Doug was so friendly, responsive, and kind. He shows up on time and knows his stuff! I would recommend him to anyone I know, dont waste your time with anyone JUST GO WITH DOUG!

Working with Garrett at Concept Properties was an outstanding experience from start to finish. He was incredibly responsive, attentive, and well-prepared, showing us three properties. Garrett took the time to truly understand what we were looking for, and his professionalism and warmth made us feel comfortable and confident every step of the way.
