Two very different accounts of the same brokerage sit side by side. New Wave Boston Real Estate works out of 164 Newbury Street in the Back Bay, and by its own description it is a rentals-first shop: agents show apartments while an online platform carries the listings, applications, and payments. Its Better Business Bureau page puts the partnership's start at 2009 and names Shant Koutoujian as the broker running it, with the business handling both property sales and rentals. Google puts the company at 3.9 stars across 161 ratings — an average that hides how split the history underneath it is. Across 52 reviews spanning 2021 to 2025 on five sources, one half describes individual agents who answered fast, listened to a budget and a neighborhood, and got a lease signed in a market that moves in days. The other half is where a renter should slow down. Several one-star reviewers say deposits, first- and last-month rent, or money meant to sit in escrow went to the company and stayed there. Others describe listings that evaporated at tour time, after they had already handed over their information or a payment. One reviewer says the owner threatened legal action to get a negative review taken down, which is worth holding in mind while reading the star average. On Reddit, a commenter in r/bostonhousing called the agency known for scams and another in r/wentworth called it sketchy — anonymous, but pointed in the same direction as the worst reviews. The Better Business Bureau grades New Wave C+ and does not accredit it, stating the reason outright: the company did not respond to a complaint on file. Its Massachusetts real estate broker license is active. If you are apartment-hunting in Boston on a deadline and you land with an agent here who returns calls, that is the version of this firm the five-star reviews are about. Before any money moves, get in writing who holds your deposit, which account it sits in, and exactly what triggers a refund — that is the seam the complaints run through. It is fair to ask, too, why the complaint on the BBB file went unanswered.

    Shant made the entire experience smooth and positive. He was consistently responsive, very respectful, and went above and beyond to help at every step. His patience and kindness really stood out, and he was always clear and easy to communicate with. I couldn’t have asked for a better realtor and would definitely recommend him.

    I had a great experience with New Wave and Yuli and Ricky in particular. Yuli was extremely responsive in providing me with a lot of options in beacon hill that fit my criteria. Once I informed them of the apartments I wanted to see, Yuli set up a group message with Ricky and we got them schedule for the next day. Ricky drove me around to the scheduled apartments and also a few not on the list! I chose my apartment on that showing and we had the lease signed in the next few days. Ricky even got the landlord to pay half the broker fee. Great experience overall, I highly recommend working with them.

    I had a great experience with Shant. I had him on the phone very quickly when I was looking for an apartment in august. Unfortunately, the apartment was already taken, I guess it's pretty common at that time of year. We still visited some apartment. I absolutely hated them, we discussed my criteria and scheduled another visit in the upcoming days. During this time, I had experience with quite a few other agencies. For some reason, many of them just want you to visit the entire city without integrating your criteria. I was extremely annoyed by that. I really appreciated that Shant didn't make me waste my time on countless tours, once we visited 2 units and discussed my criteria a bit more, he only made me visit unit that could fit (or at least much better than what we visited before). He did not put any pressure on me to take an apartment (unlike other agencies). He did not try to bullshit me some advantage that were already included (again unlike other agencies). Finally, when an apartment we visited but that was a little out of budget lower it's price, he instantly let me know. He also proposed to negociate for me an extra discount (I asked other agencies to do that, they laughed at me) and it worked ! Since I thought it was too good to be true, I started thinking it was a scam. I openly discussed this with him, he was very comprehensive, and we managed to find an agreement over the phone. I saw some review hating on them because he is a little late on appointments, that's true, he was late maybe a couple of time but never by much. Also, if you have doubt over this agency, I invite you to look at reviews of other agencies. They are basically all bad. I guess ppl can be frustrated easily when not having what they want, or maybe ppl who have a good experience don't say it enough as compared to those who have a bad experience. Plus I have to say that working with Shant was BY VERY FAR the most pleasant and efficient way for me to find an apartment. I only interacted with Shant therefore I can't really address critics that are made on other people, but I highly recommend this agency.

    THEY WILL HOARD YOUR MONEY! YOU HAVE BEEN WARNED! We had a great misfortune to deal with New Wave real estate agency in August of 2024. They are one of many agencies around Boston’s Back Bay assisting with finding student accommodations. One would think that considering absolutely insane Boston real state prices in general, they would at least handle the renting process with professionalism that would match that price. Not the case! Along with two other roommates, we secured an apartment for our daughter with four payments for security deposit, first and last month, and broker fee. All paperwork was filled out and all payments were received by New Wave back in April. Fast-forward to early August. Our daughter is preparing for a big move when we get a call from the property management company telling us they only received the first payment from the agency. So their hands are tided and they cannot give us a key. Now imagine that none of the three future tenants reside in Boston, they are spread all over the US and none has any time or experience dealing with this situation. The management company just gives advice on how to proceed (which is to keep calling the New Wave, wag the finger, and ask them to expedite the process). And we did…numerous times a day, main customer service number, different agents, different levels of management - mostly hitting a wall with occasional comebacks from random people throwing you around with fake promises and assurances. Then tomorrow comes, and everything plays on repeat…for days… At some point, one of the agents told me that the reason for delay was that their financial clerk was out of the office but when they are back, they will take care of it right away. Keep in mind it’s been four months - that’s quite a stretch by any standards! They eventually sent a payment to the property management company less than two weeks before we had to move in…and only after the property management brought a lawyer on board. As to the amount of stress for all three families that could easily be avoided - no apologies have been given, no courtesy calls, no follow-ups. In this day and age, such fraudulent companies should either straighten out their business ethics or quietly dissolve. New Wave! I know you like to respond to negative comments - bring it on! I would love to hear your side of the story.
