Verified record
Dunlay Renovation & Construction is a one-person carpentry and remodeling outfit run by James Dunlay out of Westwood, serving Boston and the surrounding towns, per the company's own listing. The written record splits into two clusters. In 2018, customers hired Jim for detailed carpentry work — raising a basement ceiling, framing door trim, residing a shed, reattaching a railing, and building a porch that included sinking new posts and coordinating town inspections. Reviewers from that period called him meticulous, thorough, and fairly priced. Then, after a gap, two more reviews landed in late 2024 and January 2025: one calling him professional and punctual, the other saying he built outdoor stairs that 'came out great.' Across Angi and Thumbtack, every rating on file is five stars — nine combined — and BBB rates the business A+, though it isn't a BBB Accredited Business. The company's own tenure claims differ slightly: Angi's profile says 11 years of experience, Thumbtack's says 15. Worth asking about before calling: there's a real gap in the written record between 2018 and late 2024. For carpentry, decks, trim work, or a tiling job, what's on file points to careful, well-communicated work from a small operator.

Jim built outdoor stairs for us and they came out great.
Very polite, extremely easy to work with, and very responsive! Sweet personality, easy to work with and hardworking. He was meticulous and detailed in his work - very professional and punctual. He was also very fair in his pricing. I will be hiring him again for future projects!
If you are looking for an independent carpenter and craftsman who is skilled, meticulous, and easy to work with, Jim is your man. He did various carpentry projects around the house including raising the height of the ceiling to the basement, trim around the door, residing of a shed, and reattaching a railing. Some plastering needed to be done in the stairway, so he brought in his own professional to be sure to be it was done perfectly I will definitely use him again. The other reviews on Jim were my experience. Thank Jim!
Jim was a total professional, from both a workmanship perspective and a communication perspective. He was thorough and diligent and exacting, and it's clear how much pride he takes in the final product and how important the details are to him. I would hire him again in a second and recommend him to others without hesitation.
Excellent workmanship, fair pricing and did all the details right which included sinking new posts and working with the town on inspections. Jim is a professional who communicates throughout the job and described every step. Was delighted to come home to solar caps lighting my new porch as a finishing touch on a superior job.
