Fotis Construction & Remodeling is a one-corporation shop in Belmont run by its owner, Tom Fotis, and its permit record says more about it than its reviews do. BuildZoom has 283 building permits on file — about 70 of them in the last three years — and the pattern is unmistakable: plumbing, gas lines, boilers and Mitsubishi heat-pump installations across Belmont, Brookline, Malden and Newbury, with kitchen remodels the most common single project type. Its Massachusetts home improvement contractor registration, number 126608, is active and verified against the state registry in the company's own name. The published customer record, by contrast, is thin. Google carries a 5-star average from four ratings; BuildZoom and Houzz have no reviews at all; and the Better Business Bureau, which grades the company A+ but has not accredited it, publishes no reviews or complaints either. What there is is recent and consistent, and it is mostly mechanical work. In October 2025 a homeowner said the team installed an air source heat pump system, were complete experts at the ductwork and vents, and were respectful of the property. In December 2025 a landlord had a gas furnace serviced at a rental and called the service prompt and high quality. In April 2025 a customer had a hot water boiler replaced inside two hours and said the crew cleaned the place up afterwards. Two things to check. BuildZoom lists several of the company's older Massachusetts registrations — an earlier home improvement registration, a plumbing business licence and a master pipefitter licence — as inactive or at one point cancelled. The current HIC is active, so read those as history rather than a live problem, but they are worth asking about. And the licence numbers printed on the company's own website, including its construction supervisor number, are self-reported and were not verified here. Three reviews is not much to go on for a business filing this many permits. If you are hiring for a remodel rather than a boiler or a heat pump, ask for references on a job like yours and get the scope in writing.
