Galeota Associates is a Townsend inspection outfit with a short, dated written history: three Google reviews, the newest from August 2020. The fullest of them is also the oldest. In February 2016 a couple buying an 1880 Victorian wrote that Greg turned up early in a snowstorm, spent a long stretch out in the cold and wind, and then walked them around the foundation explaining what he had found; the reviewer's father, who had built their childhood home himself, came away impressed by his knowledge. In August 2020 another customer thanked "Chris and team" and said the inspection helped at their closing and, more than that, gave them something to work from in planning improvements to the house. The one complaint is about the office rather than the inspection. In 2016 a reviewer said they were treated rudely and brushed off on the phone by someone answering calls. It is a single voice from a decade ago and it says nothing about the inspection work itself, though it is the only critical account on file. Google's page averages 4.2 across five ratings. For an older house, where what you want is an inspector willing to stand outside and talk you through the foundation, that 2016 account is the sort of thing worth reading. Just go in knowing you are judging on three reviews spread between 2016 and 2020 — ask who would actually be doing your inspection and how long they typically spend on a house of your age.

Don't get Dolores on the phone with you because she is anything but a people person. Never have I been treated so rudely and easily dismissed by someone in the customer service business.
Greg is simply the BEST. We were given his name by my sister who had used him for her very standard condo inspection. He did a great job and my father (who actually built my childhood home) was very impressed with his knowledge and thoroughness. We are buying an 1880 Victorian and wanted to be sure we are making a sound investment with our first home. Greg showed up early in a snow storm to start the inspection. He patiently explained everything to me and my husband and offered to take us around the foundation and talk about all that he found. He spent a lot of time in the cold, snow, and wind making sure the outside was properly inspected (pretty difficult given the snow covered roof but he unburied foundations, window sills and sat with binoculars to see everything). He discussed all his findings with us right away, as well as our options for maintenance and how to keep everything in tiptop shape. Inside he meticulously checked every beam, exposed piece of wood, checked to make sure the wiring was properly installed on a new electrical system, explained how our steam heater worked (neither of us have every had gas) talked about our options for our older home and continued to keep us informed. He went through the entire home and informed us about everything. He honestly knows it all and isn't that what you want when you are inspecting a home for purchase? We would highly recommend Greg to anyone who wants a knowledgeable, thorough inspector. He spent 3 hours for our home inspection making sure we were well informed. We never felt rushed and he answered every question we had, and we had ALOT of questions. He really is the best. He also gives you the most amazing detailed report the next day with a breakdown of everything he talks about.
