Ask around Massachusetts real estate circles for a home inspector and the name that comes up is Mike — Michael Roumbakis, who's been inspecting houses in the state since 2002. The company he runs, self-described as a two-person operation with co-owner Vince Kotlarz, does business online as "Great Inspection," even though the LLC itself is Assurance Home Inspection. That two-decades-plus tenure shows in the numbers: 124 Google ratings sit at a flat 5.0, part of a longer run of 117 reviews collected since 2021 across three sources, virtually all of them five stars. One client, reviewing this February, said Mike has handled several of their inspections over the past few years — the kind of repeat business that only happens when the reports hold up. This year's reviews describe the same inspector doing the same things: arriving before the realtor, spending over four hours picking through an older, "rough" house, and delivering a 90-plus-page report within hours of finishing. Other 2026 clients call the price reasonable and credit him with plain-English explanations of what actually needs fixing, rather than a jargon-heavy checklist. The naming mismatch is worth sorting out before booking — confirm which name, Assurance or Great Inspection, ends up on the invoice and report. Beyond the core inspection, the company lists radon testing, well water testing, thermal imaging, environmental reports, and NEPMA-certified pest inspections; these read as separate line items rather than automatic inclusions, so ask what's bundled. For a buyer who wants an inspector willing to walk the property and explain findings rather than just hand over paperwork, this is a well-tested pick with a long, consistent history behind it. Line up which add-ons you need — and which business name to expect on the invoice — before the appointment.

Michael did an amazing and incredibly thorough job on our home inspection. He was communicative, knowledgeable, and very easy to work with throughout the entire process. All of his emails were prompt, and the report came quickly—detailed, clear, and extremely helpful. We highly, highly recommend him!

Mike has done several home inspections for us over the past few years of our home buying journey and is always so thorough! Not only does he provide an incredibly detailed report, but through out the whole inspection will talk through different things to do or areas to improve and how. He provides clarity when needed and is always willing to answer any questions we had! We appreciate his expertise and would use him again every time in the future!

We had a great experience with our home inspection. I got a very clear list with clear explanations from Michael of what will need work on our house. He was great for new homebuyers, like me, and someone with lots of experience in real estate who I took along for a second opinion was also very impressed with his knowledge and experience.

As a first time homebuyer, I had a lot of nerves regarding my home inspection. I wanted someone who was thorough, meticulous, and could clearly articulate all observed issues. Inspector Michael Roumbakis came highly recommended, and he was absolutely excellent. He was there early (before anyone else got there, even the realtor), he was very personable and professional, and was expert in diagnosing and documenting every problem. He took his time with my inspection with lasted a little over 4 hours (it was a rough house) and provided me with a comprehensive 90+ page report within hours of completing the inspection. I will be hiring Michael again for my next home inspection, which will hopefully turn up a cleaner report than this one
