Four reviews, all of them five stars — that is the entire written history of Genesis Construction and Development, a Middleton design-build general contractor that says it was founded in 2020 as the residential arm of a multi-generational commercial contracting business. The work it advertises is the big kind: custom single-family homes, multi-family developments, structural additions and large-scale renovations, managed under one contract from early feasibility through final finishes. The company names three principals — Joe Fodera on field operations, Guy Manganiello on business development and client relations, Lou Schena on finance — and gives a North Shore service area running from Middleton through Danvers, Peabody, Salem, Beverly, Wenham, Hamilton and up into Essex County. Houzz shows seven portfolio projects, most of them Reading addresses. What the people who hired them say is consistent, and there isn't much of it. Three homeowners wrote on Google in June 2025; the fullest of them said the owners stayed engaged after construction was finished and called it a company that values long-term relationships. In a March 2023 Houzz review, a homeowner who built a new house with the firm credited the team with walking them through each stage and landing the specific look they wanted. The other two Google comments run a line apiece. Two things are worth pinning down before you call. The Massachusetts Construction Supervisor licence CS-000947 printed on the company's website is the company's own statement, and Houzz's "Verified License" badge carries no number at all — confirm the credential with the state before signing anything. And the BBB file, which shows an A+ grade and a business start date of October 2020, is explicitly a non-accredited profile with no customer reviews on it. This is a young firm pitching itself at whole-house builds and major additions across the North Shore, with a short history and a small number of people willing to vouch for it in writing. If you are handing over a project of that size, ask to walk a finished job and speak to owners from the last two years.
