Verified record
Juan M Carcamo's record isn't written in reviews — it's written in building permits. Twenty-one of them, running from 2019 through 2024, and the pattern is hard to miss: strip and re-roof, asphalt shingles, rubber membrane, again and again across Beverly, Lowell and Methuen. The jobs get big. A 2022 commercial roof at 209 County Rd in North Falmouth was permitted at $188,638 — new vapor barrier, 5.2 inches of polyiso, 60 mil of EPDM membrane. A 2022 Methuen job at $105,600 replaced asphalt shingles along with sections of rubber membrane. The work isn't only roofs, either: a 2023 permit at 98 Mt Vernon St in Arlington covered $251,400 of interior renovations — kitchen and bathrooms, a rear dormer, a new roof, deck and windows — and a 2024 Beverly permit carried a $220,000 addition. Most jobs are far smaller; the typical permit runs about $24,900. What there is none of is a customer voice. BuildZoom, the only place he surfaces, states it has received no reviews for him at all, so nobody's account of how those jobs went is available in either direction. Its score of 102 is built from licence and permit records rather than from anything a homeowner wrote. BuildZoom also lists a Massachusetts construction supervisor licence, CS-078746, which it says it verified as active in July 2026. That is the directory's claim rather than a confirmation from the state, so ask for the number and check it yourself. One more thing worth raising on the first call: the listing describes an Essex County service area, but the permits reach a good deal further — North Falmouth on the Cape, North Attleboro, Holbrook, Waltham. If you want to know who will actually be on your roof and how far they travel, that is the question to put to him directly.
Typical Greater Boston range for this kind of work, from regional averages — not a quote from Juan M Carcamo. Use it to sanity-check bids, then get the real number in writing.
A square is 100 sq ft of roof surface — bigger than the floor plan because of pitch and overhangs.
