Longfellow Design Build is behind a lot of what has gone up around Falmouth: a sunroom bolted onto a small Cape cottage, a three-bedroom house that a 2017 reviewer says they tore down and rebuilt, and — in a 2022 local-news story — the Lighthouse Station housing development that takes in the Dome in Woods Hole. The company says Mark Bogosian founded it in Falmouth in 2012 and still runs it as president, with architecture, engineering and construction kept in-house and work spanning Cape Cod, Greater Boston, Lincoln NH and Southwest Florida. Its Massachusetts home improvement contractor registration is active in the company's name.
When a job goes well here, what customers describe is scale handled under one roof. An April 2024 reviewer had major renovations on two homes in a family compound, designed and built on time and on budget, with Rafael as project manager for both. Another that month had siding, trim, gutters, windows and decks all done by the same company. A September 2024 customer put a large sunroom on a small cottage and said the hard part — what the town wanted before work could start — was handled for them. In May 2026 a couple chose Longfellow for a kitchen and bathroom remodel after collecting quotes from several contractors, partly because the Falmouth showroom let them see and touch materials, countertops, tiles and fixtures first.
The one-star reviews are blunt, and they are not all old. A May 2025 customer left voicemails every day and emails, and got nothing back from anyone. A January 2025 reviewer says the company overcharged and then kept their deposit. A July 2024 homeowner, eight months into a kitchen renovation and still unfinished, said requests for target dates were ignored or answered dishonestly. A plumbing subcontractor wrote in February 2024 that they were never paid. An August 2023 customer, who allowed the house came out much improved, described laborers working without supervision, a destroyed front yard and nails rarely cleaned up.
Communication is the thing customers disagree most sharply about, and it tracks with who is running the job. The reviewers who name their project manager describe someone on it — Rafael Santos, after a pipe burst forced a kitchen to be relocated and redesigned in August 2025; Tom P., on that April 2024 exterior and interior job. A February 2024 sunroom customer had both at once: they rated the project manager highly, called the subcontractors a mix, and had installed flooring ripped up and redone after it came up splintered.
Right call for the big, complicated job — a historic restoration, one of which took a gold award from the Boston Design Guide in 2024, a whole-house rebuild, an addition that has to clear town review. Before you sign, settle who your project manager will be and how often you will hear from them, get the deposit and payment schedule in writing, and agree how subcontractor work that has to be redone gets handled.
