One recent customer describes the whole arc of what Millbrook does: the old house came down, and a new one went up in its place. That reviewer named the people who did it — Cary and Karen, a crew of Tom, Dennis, Billy, Mike and Shawn, and subs Ricky, Aaron and Julio — which is a level of detail you rarely get from a five-star review. Millbrook Modular Homes sits on Route 1 in Walpole, south of Gillette Stadium, and sells factory-built custom homes across Massachusetts, Rhode Island and New Hampshire. The company describes itself as family owned and run by brothers Cary Orlandi Jr. and Thomas Orlandi, and as a 'trees to keys' builder: demolition, permits, planning board, engineering, tree removal, foundations, driveways and landscaping, with the house itself delivered from the factory six weeks after selections are locked. A modular-industry association article from 2022 pointed to Millbrook as one of the builders specialising in roughly 800-square-foot in-law additions for multigenerational households. The review record is small but not empty. Google runs 4.7 across 14 ratings, and the readable bodies are short and warm — one from 2024 said the home was high quality at a reasonable price and the crew handled changes well. The one Google complaint, from 2022, is not about a build at all: a caller described being told 'I'm not interested' and hung up on. Two things on Houzz deserve a plain explanation, because its 3.0 average looks alarming next to Google's 4.7. Neither of those two reviews is from a homeowner. The five-star one was posted in 2021 by Cary Orlandi Jr., who says in the review itself that he works for the company. The one-star, from 2020, is a freelance renderer describing a marketing-work invoice the company would not pay; Millbrook replied publicly that the project was unfinished and payment would follow completion. A vendor billing dispute is worth knowing about, but it is not a verdict on a house. The paperwork is also inconsistent about how old the company is. Its own site says 44 years, its Houzz profile says over 28, and BBB lists 47 with a start date of 1979, a change of ownership in 2009, and incorporation in 2012. BBB grades it A+ while stating that the business is not BBB accredited, and describes it as 'a distributor for leading modular homes manufacturers' — narrower than the full-service builder the company presents. This is a reasonable call for a new modular home, an in-law addition or an ADU on a lot you already own, particularly if you want one company to handle the site work as well as the house. Ask which manufacturer builds your model, who holds the construction supervisor licence and the HIC registration for the site work, and get the six-week delivery promise and the site-work scope written into the contract.

Imagine calling for to inquire about their business and having someone respond with “I’m not interested” and then proceeds to hang up on you. It’s okay to not want to do business but the lack of professionalism was beyond disgusting. Do better.
