Modern Heritage builds the kind of project that takes a year. A $243,500 renovation on Corn Point Road in Marblehead — a balcony let into the existing roof, two bathrooms combined into one, new second-floor windows — is a fair sample of the work, and the firm returned to the same house for a second permit worth $118,000. The company says three builders founded it in 2015: Ian Mentasti on design development, Andrew Brewin on operations, Steven Slade on construction. It describes itself as a full-service design-build firm with in-house drafting, its own project managers and carpenters, and a woodshop turning out custom cabinetry and architectural millwork. The site reports the millwork was voted 'Best Millwork' by Boston Home in 2022 — the company's own claim, not something we confirmed. Its Massachusetts home improvement contractor registration, #184227, is active, and the state's holder of record is Modern Heritage, LLC — the company itself. The customer record is where this thins out fast. Google shows 4.2 stars across six ratings, and only one of those carries any text: a June 2026 one-star post complaining that a marked company vehicle cut the writer off on I-90 in stop-and-go traffic. It says nothing about a build, a budget or a finish, and the writer describes no work done for them. Six ratings with one readable comment is not much to go on for a firm whose permits run into the six figures. The permit trail is the better guide to what they actually do: additions and bump-outs, a 1,350-square-foot Rowley addition, a Brookline kitchen and bath gut involving structural steel, a Cape guest-suite conversion drawn by one of the founders, roofs and decks. Note that two of the nine permits — the Rowley addition and a Rowley deck — carry an 'expired' status on BuildZoom, which is worth a question about how projects get closed out. This is a firm for a substantial renovation, addition or a custom millwork package, not for a small repair. Before signing, ask for references from projects the size of yours, ask directly about the expired permits, and confirm who at the company will be your day-to-day project manager.

    Cut me off on I90 so bad that my car auto emergency braked. Not to catch an exit or anything, as we're sitting in stop and go traffic. I'll never understand why people don't drive more courteously especially when in marked company vehicles.
