Pine Knoll Custom Building is a design-build general contractor based in North Eastham that builds custom homes and takes on major additions and remodels across the Lower Cape — the company's own site describes new custom-home construction plus kitchen, basement, garage and living-space work. Reviewers consistently name owner John Ferro (called John Jr. Ferro in one review) as the person running projects day to day. The BBB lists the company, filed there as Pine Knoll Developers at the same North Eastham address and phone, as operating since 1987 — about 39 years. Homeowners writing about the work describe full custom-home builds and substantial remodels rather than small jobs. One family used Pine Knoll to build a first home from the ground up and called the process seamless. Another hired John to design and build a new Accessory Dwelling Unit on their existing lot, crediting him with navigating ADU permitting and post-COVID material shortages on a project type that was still new to the Cape. Others describe major whole-house remodeling including two bathrooms, a kitchen bump-out that expanded the dining area, a from-scratch dream-home build in Wellfleet, a family-room addition, and a porch project finished on schedule with subcontractors reviewers called professional and respectful. A recurring theme across these accounts, spanning 2024 through mid-2026, is that clients came to Pine Knoll on a friend's or relative's recommendation and then recommended the company themselves. The one substantive caveat in the record: on the kitchen bump-out project, the homeowner said the work and subcontractors were excellent, but the job was billed time-and-materials and came in over budget by a meaningful amount after the scope changed — worth asking about upfront if you're working from an estimate rather than a fixed price. Pine Knoll's Massachusetts home improvement contractor registration (HIC 133322) is active on the state registry, held by Pine Knoll Developers, Inc. — the same company reviewers also call Pine Knoll Builders or PineKnoll Construction. Pine Knoll is a solid call for a Cape Cod homeowner planning a custom build, ADU, or a substantial addition or remodel who wants one point of contact managing the trades; before signing, it's worth clarifying whether pricing will be fixed-bid or time-and-materials, given the one reported overage.
It was a great experience you did a terrific job highly recommend
Working with John of Pine Knoll Custom Building and his experienced team was a seamless journey in building our first home! They were very easy to work with and offered interesting ideas and choices in creating your perfect place! We recommend John and all his builders at Pine Knoll !🤩
I had the pleasure of working with John Ferro and Pine Knoll Custom Builders when I made the important decision to build an Accessory Dwelling Unit (ADU) on the same lot as my home. John worked tirelessly and diligently with me from the beginning vision to the final signoff from the town. Since ADUs were a relatively new concept on Cape, John was able to guide the project through the necessary permits and regulations. The building materials were expensive and there were still post-COVID supply chain issues, but John always came up with solutions that kept the project on track. The result was a beautifully designed (and built) stand-alone home, which fit perfectly into the landscape of my property, and gave the opportunity for two young professionals to stay and work on the Cape.
This past year we worked with John Ferro and Pine Knoll to do some fairly major remodeling to our house, and we were THRILLED with their work!! I've been through several remodels and can say without a doubt that their work is high quality. They're incredibly knowledgeable, gave us good options, and recommendations about specific projects (e.g., best bathroom sink to fit in our space). we were managing work remotely so communication was important for us. Throughout, they were responsive, professional, and very nice to work with. I would highly recommend them. For context, we had two baths replaced, all floors refinished, windows replaced, bookcases installed, updates to kitchen (added granite counter tops, installed new vent), painted the entire house, replaced exterior and interior walls, etc etc.
Pine Knoll was amazing to work with and we couldn't be happier with the outcome of our project. We bumped out our eating area and moved the kitchen to that space which also created a bigger dining area. All of their subcontractors did fantastic work. My only issue was since the project was estimated but billed at time and materials, we went over budget by a fairly significant amount. We did change the scope a bit though.
