A hundred-year-old run-down convent in East Boston is now somebody's home. The reviewer who described that conversion in February 2026 singled out the windows, chosen to hold heat in a building never designed to keep any. That is the kind of job PionArch takes on — the drawing and the building both. The firm works from Cabot Street in Beverly, co-owned by Lidia Szydlowska, who runs architecture and interior design, and Michal Szydlowski, who runs construction. A July 2020 customer called the pair a dream team: designer and contractor, married, under one roof. The company says PionArch operated as a construction business before 2009 and registered as an LLC in 2014; the Better Business Bureau puts it at 17 years, grades it A+, and shows it as not accredited. Two things recur across 48 Google ratings averaging 4.9. First, the design phase earns its keep. A homeowner writing in February 2024 had a first floor interrupted by steps up to a room above the garage and got a layout that solved the awkwardness. A 2022 basement conversion opened with a three-month design phase. A November 2019 client building new in Ipswich listed a sloped lot, zoning rules and septic as the constraints the team worked around. Another bought a Rockport spec house PionArch had designed and rehabbed, liked it enough to hire the firm directly, and said so in April 2023. Second, other building professionals send them work. A structural engineering firm wrote in December 2019 about collaborating with PionArch on projects across Massachusetts, and a developer whose single-family houses start around two million dollars wrote in 2019 as a repeat client. One dissent is worth reading before you sign. In October 2022 a residential client left two stars, wrote that they never felt listened to, and quoted the final email they received: "Rosanna, thank you for making me realize we should do commercial projects." Every other account describes Lidia as a patient, collaborative designer, so this reads as one relationship that broke down rather than a pattern — but if your project will run through many rounds of revision, ask directly how disagreements get handled and pin the number of design revisions to the contract. The written history skews older, too: 23 of the 39 accounts predate 2021, and one has been posted in the past six months. This is the call for a whole-house renovation, an addition, or a new build where the design problem is the hard part — the convent, the raised ranch, the sloped Ipswich lot. Bathrooms and kitchens are within their range, usually as part of something larger.

Our experience with Pionarch Design and Construction was nothing short of fabulous! From the moment I made contact with them, they exuded nothing but professionalism and commitment to detail. Working with Lidia and the architectural team was truly seamless. She allowed us time to express our concerns and took copious notes. In addition, she explained how we could save money on the structural end and presented several options for the layout.<br><br>As we evolved to the construction side of the project, Michal, who is the general contractor, became our point of contact. I doubt there is a man on earth that is a better communicator than Michal. He kept us informed, every step of the way, was straight forward and honest. Michal is extremely detail oriented and such a forward thinker that we constantly knew what to expect, many times even before a problem occurred. His candor, profound knowledge of the industry and leadership role, exceeded our expectations. The subcontractors he employs, as well as his own staff, are nothing short of amazing! They are such wonderful people; truly a tribute to the construction industry! Needless to say, they are all so respectful, trustworthy and dependable. We lived in the house during the entire construction project and I actually looked forward to their arrival each day. There was never a situation where Michal did not handle it like our home was his own. We always felt confident that as the general contractor, he had our best interests at heart. Today, we have a beautiful addition that Pionarch and his crew have created. We truly feel honored to have worked with this company. They have set the bar high and have an incredible work ethic. Working with Michal at PionArch was the best experience we have ever had working with any contractor - ever. Michal became more than the contractor for the project, we truly had a trusted partner in our home renovation. We have owned three separate houses over the past 25 years and hired contractors for many different projects. The experience with Michal was different from anything we have experienced. We only have positive things to relay. He showed up on time, his crew was experienced, trustworthy and so thorough. Michal's talent is unique. He does not walk away or ignore anything. He completes everything down to the last detail. He renovated 2 bathrooms, a kitchen, the floors and ceilings in the entire house, new electrical, and new windows. I will never call another contractor.
Lidia and her team lead the process of planning and designing our home renovation. They are creative, insightful, and patient(!) collaborators. We worked primarily with Lidia and Adriana, but everyone we encountered was fantastic.
We hired Lidia and team to help design a new layout for our first floor. There are a number of rooms and we wanted more of an open layout. Our house is challenging because there are steps up to our family room above the garage. They came up with a unique design that addressed our plans. They were easy to work with, friendly and supportive of our ideas. I would recommend them to anyone looking for architectural designs and ideas.
