Almost every recent review of Katelyn Sullivan opens the same way: it was our first house. She works Greater Boston under Coldwell Banker Realty, and her own site lists offices in Boston, Natick and Framingham. Her Massachusetts real estate license is active in the state registry. Google shows 126 ratings averaging 5.0, on a review history running back to 2021, and the recent write-ups are unusually procedural for agent praise — people describe what she actually did rather than how pleasant she was. A Natick couple referred to her by their mortgage company in November 2025 said she kept in touch for months, brought a comparable-homes analysis, and helped shape an offer that beat five others. An artist hunting for character in a Boston property said she showed more than 25 places over three weeks without pushing toward a close. The selling side shows up less often, but it shows up. One Watertown owner said the property didn't move in the slow fall 2025 market, so Katelyn repositioned it, worked on staging and marketing, and sold it in the spring over asking with multiple offers. Buyers also keep mentioning the bench she brings — lenders, inspectors and attorneys she hands them off to. The counterweight is a single one-star review from March 2026, and it deserves a straight reading. That reviewer, a seller whose own agent had told Katelyn not to give the house key code to anyone, says the code went to an inspector who then entered the house unannounced, with no heads-up beforehand; the reviewer also faulted how the phone call about it went. It's one account and it sits unanswered on the page, but it's specific and it concerns access to someone's home, so it's fair to raise directly. One more thing to weigh: several of the recent five-star write-ups come from people who work alongside her — a fellow Coldwell agent, a home inspector, a colleague describing years of shared transactions — rather than from clients who hired her. That's ordinary for an agent's page, and it thins the client-only picture a little. She's the right call for a first-time buyer in Greater Boston who wants the education, the comps and the bidding strategy run for them, or for an owner whose listing has gone stale and needs a reset. If you're the seller, settle up front how she handles lockbox codes, showing access, and exactly who is allowed into the property and when.

As a first-time home buyer, Katelyn was absolutely amazing at helping me navigate the process from start to finish!
