Ryan Home Inspection Services’ customers have described detailed reports and explanations of inspection findings, but an April 2026 reviewer complained that possible lead hazards in basement paint were not raised. The company says it serves Connecticut and Western Massachusetts and has been in business for 30 years. Google rates it 4.2 stars from five ratings. In a March 2025 review, a homebuyer said Sean found an issue that could have become a significant liability. They used his inspection report to negotiate with the sellers to address it before closing. The buyer also said Sean took time to explain the potential impact of concerns and findings, and praised his flexibility, punctuality and pricing. An April 2025 customer described a timely inspection and a detailed report covering what the inspector saw and what needed correction. They called the inspector informative and courteous and said he showed concern for the prospective homeowner. A Western Massachusetts realtor writing in December 2025 recommended Sean for his knowledge and straightforward, truthful approach. The April 2026 complaint concerned a basement intended to become a playroom for three children. The reviewer said the inspection identified obvious issues but did not raise lead testing or the possibility that chipping paint on the floor and cinder blocks could contain lead. They anticipated a lead-abatement bill above $30,000 and believed the concern should have been readily identified. That was the customer’s expectation of a possible expense, rather than a reported bill already paid.
Yeah they pointed out the obvious issues but to go around the entire basement and not bring up lead testing or that the chipping paint on the floor and cinder blocks could contain lead is beyond me. With three kids in what was going to be the playroom I'm probably looking at a 30k+ dollar lead abatement bill for something that should have been readily identified.
I am local realtor in Western Massachusetts Sean is a true professional and is my recommendation. He is knowledgeable, is straight forward and truthful will recommend him always !
Used Ryan’s home inspection services LLC on a recent home inspection. He was professional, timely, courteous, knowledgeable, and informative. He wrote a very detailed report of what he saw at the house and what we needed to correct, also showed genuine concern while doing the inspection, he really cares about what he was doing it to ensure the potential homeowner is getting a good home Instead of doing it just doing the inspection to complete the task. Highly recommend!
I highly recommend Ryan Home Inspection Services! Sean did a great and thorough inspection on the home we are buying, and he took the time to explain everything to me so that I understood the potential impact of any concerns he had or issues he found. He found something that could have been a huge liability for us as buyers and we were able to use his inspection report to negotiate with the sellers to take care of the issue before we closed. Sean was flexible, punctual, and knowledgeable, and the services provided were very fairly priced. Great experience, thank you, Sean!
