Tomas Velasquez is a Manchester-by-the-Sea contractor whose permit record is unusually clear about what he actually does: of twelve permitted projects, most are roofs, siding and gutters. The roofing work is the backbone. A $51,000 permit at 114 Beach Street in Manchester in 2024 stripped the whole roof to the deck and rebuilt it with ice-and-water shield at the lower edges, architectural asphalt shingles, a new chimney cap, copper chimney flashing and a ridge vent cap — copper flashing in particular is the more expensive, longer-lasting way to do that detail. Further roof replacements are on file at Smiths Point Road in Manchester at $35,000, two Newburyport addresses including one EPDM rubber roof, a Beverly house and a Methuen garage. The siding side is equally specific. But the Home Improvement Contractor registration on file, 195091, is recorded as inactive and at one point cancelled. Confusingly, the same page's summary text asserts he currently holds 195091 and that it was active when last checked, contradicting its own record. Because he works well beyond roofing alone — siding, gutters, decks and a multi-family conversion — a current HIC registration matters here. Ask him for the number and check it yourself with the Office of Consumer Affairs and Business Regulation. No one has published a review of him anywhere, so there is no account of scheduling or communication to weigh. He is a sensible shortlist candidate for a re-roof, a full siding-and-gutter job or a deck on the North Shore — with the licence status confirmed at the state first, and two or three recent references called.
