115 reviews on file since 2024, and one name is in nearly all of them: Ted. Ultimate Home Inspections is Theodore Pinkerman's one-inspector shop at 379 Rogers Ave in West Springfield, and the pattern customers describe is consistent enough to plan around — he walks the house with you, narrates what he is looking at, and the report lands the same day. First-time buyers dominate the reviews, and that shapes what people praise. A buyer writing in April 2026 called him the most detailed inspector they had used and noted that what the company charges for its basic inspection already includes add-ons other firms bill separately. Another, in March 2026, said being able to walk the house and ask questions took the pressure out of the whole process. Turnaround comes up repeatedly, including a March 2026 review citing same-day reports. The accounts get specific about what the inspections actually catch. A buyer writing on New Year's Day 2026 described an 1890 house that looked fine at a glance until the inspection turned up chimney and foundation problems that added up to roughly $50,000 in repairs. In a December 2025 review, a customer had a full building, radon and termite inspection done together. And in an August 2024 review, a family buying a small as-is foreclosure for their son said he treated the smallest property he had ever inspected like any other job and flagged an outdated fuse panel. Repeat business runs through the record. One reviewer in October 2025 had him back for a second house six years after the first; several others describe using him twice. Real-estate agents show up too — one writing in January 2026 about how he explained findings to their buyers, another in October 2025 whose own client had recommended him. Two things worth pinning down. The reviews describe a range of add-on tests — radon, termite, and more — so ask which are included in the price you are quoted, since one customer's point was precisely that the base package covered more than expected. And this is one person doing the inspections, so scheduling depends on his calendar; buyers under offer deadlines mention getting in within a week, not the same day. Its Better Business Bureau page is an A+ and carries no complaints or government actions, though the company is not BBB accredited — worth reading as two separate facts rather than one endorsement. For a first purchase in the Springfield area, especially an older house where you want the findings explained as they happen, this is the profile the reviews describe.

Ted is the most detailed inspector that I've used. He takes the time to point out and educate you on inspection issues, codes, and how systems operate. What Ultimate Home Inspection charges for their "Basic" inspection INCLUDES many of the "add-ons" that other companies charge. HIGHLY RECOMMEND!
The entire experience was wonderful! Ted was great to work with and very knowledgeable! I would highly recommend anyone looking for a professional inspection to look no further!
Ted came out to do a home inspection for me and he was great. He was very knowledgeable and answered all of my questions. As a first time homebuyer I really appreciated how thorough he was and that he took the time to explain everything to me as he worked. I highly recommend his services!
Ted was amazing. He was extremely knowledgeable, professional, and very personable throughout the entire inspection. As a first-time homebuyer, I had a lot of questions, and he took the time to walk through everything with me and explain things clearly. Being able to walk around the house with him and ask questions made the whole inspection process feel much less overwhelming. He made what could have been a stressful experience feel easy and informative. I would absolutely recommend him to anyone who needs a home inspection, and if I ever need one again in the future, I wouldn’t hesitate to use him.
If you're looking for a solid home inspector, I highly recommend Ted of Ultimate Home Inspections. He was super professional and clearly knows his stuff inside and out—he's incredibly knowledgeable and didn't miss a beat during the walkthrough.
