VS Construction builds custom homes, high-end renovations and additions out of Waltham, founded in 2017 by Vinicius Silva after a decade in the trade. Its Massachusetts home improvement contractor registration, number 213081, is active; the registry lists the holder of record as VS Construction Corp. The work customers describe is mostly kitchens and bathrooms. Houzz reviewers writing in August and September 2019 covered a full kitchen with a custom entry bench built for coats and shoes, a major bathroom remodel finished inside the timeframe quoted before the start, and a remodel one client called incredibly clean. On BuildZoom, a December 2018 customer had several windows replaced for what they called a fair price, and a month earlier another had second-floor deck railings and decking rebuilt by a contractor who told them when he would arrive, showed up, and swept the work area every day. Google shows 5.0 from nine ratings — though five of the reviews on file were all posted across three days in December 2024. Then there is the account that should shape any conversation with them. In September 2022, a buyer who paid over a million dollars for a house VS Construction was permitted on wrote a long, itemised complaint on BuildZoom: roughly $50,000 of repairs in the first year, a basement that flooded twice — the second time with waste from the upstairs toilets — and heating and air conditioning that failed from what they described as basic installation errors. They also alleged that significant work was done without the required permits, that structural columns were omitted from the approved plans without an amendment being filed, and that an architect's stamp on a permit had been forged by a firm the builders hired. They wrote that the builders stopped responding and did not honour the warranty contract. That is one customer's account rather than a finding by any authority, and it is nearly four years old. It is also by far the most detailed thing anyone has written about this company. Some of the praise comes from inside the industry: a licensed real estate broker who represents the company on new construction, and a kitchen-and-bath designer who refers clients. The company also lists three different addresses — Waltham on its own site, Woburn on BuildZoom, Newtonville on Houzz. If you are weighing them for a large build, ask to see the permit history and sign-offs on their last few projects, get the warranty terms in writing before you sign, and speak to owners of homes they finished in the past two years.
