One March 2025 client picked Wagner Development for a reason homeowners rarely get in writing: Ryan Wagner doesn't juggle multiple projects. On their two-bathroom renovation, they wrote, he was there every step from design to completion. An October 2023 reviewer, describing a kitchen renovation done in 2022, said he was on site every day and was the only person with key access to the house. Wagner Development is a Lowell design-build firm that plans and builds residential remodels, additions and the construction around them across Greater Boston. The company says it has operated since 2009, started by Ryan Wagner working as a carpenter — "I built this company with a tool belt and hammer" — and he is still listed as owner and project manager. Its Better Business Bureau profile carries an A+ grade; the state licence registry lists Massachusetts home improvement contractor registration 177210 for Wagner Development, LLC, and Houzz lists construction supervisor licence CS-097646. The daily photo habit comes up again and again. A January 2026 client described daily progress reports and pictures that left no curiosity about what was going on, and added that the subcontractors were clean and timely. In an April 2021 Houzz review, a client credited a precise plan and daily updates with photos. Bathrooms and kitchens are the bulk of it. In a January 2024 review, a homeowner had a second bathroom renovated to be handicapped accessible and said Ryan's suggestions are ones they still enjoy. A February 2024 client had a basement finished plus a mudroom and first-floor half bath redone. A September 2022 client had two bathrooms remodeled and hardwood flooring laid in the master bedroom, and singled out planning and scheduling that kept the construction from swallowing daily life. A December 2022 client added a primary bath to a house bought the year before, and a May 2022 kitchen client worked through the cabinetry layout with Becky on the design side. The repeat business is unusually visible: an October 2023 Houzz reviewer came back for a living-room renovation after Wagner had already done four major areas of their home, and a March 2025 kitchen client had worked with Ryan many times before. Trade partners weigh in too — a subcontractor wrote in April 2021 that job sites were ready and correct on arrival with no shortcuts taken, and two designers writing in January 2021 recommended him for larger interior renovations. For a kitchen, a bath, a basement or a whole-floor renovation where you want the owner running the job and a photo record at the end of each day, this is that kind of outfit. Ask about start dates early — the one-project-at-a-time approach clients praise is also what sets the calendar.
