Forty-seven Google ratings averaging 4.9, and the thing homeowners keep coming back to isn't the tile work — it's the photo that landed in their inbox at the end of every day. Wagner Development is a Lowell design-build remodeler; the company says it has run since 2009 under owner and project manager Ryan Wagner, who describes starting it "with a tool belt and hammer." The jobs are whole-room and whole-floor: two bathrooms at once, a kitchen and dining room in an old house, a finished basement with a mudroom and half-bath, an unused bedroom turned into a primary bathroom and closet. In a January 2026 review, a homeowner credited the daily progress reports and pictures with leaving no question about what was happening on site. A March 2025 reviewer picked them for a two-bathroom renovation specifically because Ryan doesn't juggle several jobs at once, and was there every day until it was done. Repeat work runs through the history. A 2023 Houzz reviewer counted four major areas of their home done over time — primary bath, kitchen, powder room, living room — and a 2025 reviewer described coming back for a kitchen after earlier projects. A January 2024 review describes a second bathroom rebuilt for wheelchair use, with suggestions the homeowner said they were still getting daily use out of. Reviewers writing in 2021 and 2022 described the same working rhythm: dust and floor protection before demolition, the site cleaned before the crew left, timelines and budgets held through mid-project changes. Away from the review platforms, a May 2024 write-up on a contractor-listing site has a homeowner crediting Ryan and his subcontractors with an attached two-car garage and breezeway, a larger deck, and a repaved driveway. Its Massachusetts home improvement contractor registration is active, held under Wagner Development, LLC, and its BBB page is an A+. Houzz separately lists a construction supervisor number, CS-097646, on the profile. Two things worth weighing before you call. The written praise leans older than the star counts suggest — six of the Houzz reviews were posted in early 2021, and three of those came from trade partners rather than homeowners: a subcontractor and two designers who bring their own clients to the firm. And the single-project approach customers like cuts both ways; if Ryan is mid-kitchen somewhere else, ask what that means for your start date. This is a small shop built for the project that needs several trades sequenced and one person answering for all of them — a full bathroom, a kitchen, a basement, an addition. Settle the schedule up front and get the scope pinned down during the design phase, since that is where their process front-loads the decisions.
“If you have a big project in mind, I would recommend Wagner Development. Ryan and team built an attached two-car garage plus breezeway on to my existing home; the project included a new and larger deck, landscaping and repaving of the drive. The quality of work on foundation, construction, and finish by Ryan and his chosen subcontractors is excellent.”
Wagner Development has a keen eye for detail in the remodeling field. Attention to detail along with daily progress reports and pictures, leaves you with no curiosity on the ongoing work being done! Subs used are clean timely and helpful with their processes.
Ryan is an absolute professional, always courteous, and does phenomenal work! We have always heard stories of contractors who are not cutting it, thankfully people like Ryan exist to get it done!
We used Wagner Development to renovate two bathrooms at our home. One of the reasons we chose to go with Wagner Development is that Ryan doesn't juggle multiple projects. When he is working with you he is there every step of the way from design to completion. Once the job starts, Ryan is there every day. There are no days off until the project is done to satisfaction. He and his crew clean up their work area every day and seal off the area so that no dust or debris gets outside of the work area. Ryan and his staff offer multiple design options and styles to fit the customers tastes. We are very happy with the results and would gladly use Ryan and Wagner Development for another project.
We have worked with Ryan many times in the past, and our most recent project -- a kitchen renovation - turned out beautiful, as do all of Ryan's projects. Ryan was extremely organized and was able to delivery on the project in a tight timeframe. Ryan is a great design partner contributing his own suggestions on how to make the space even better. The quality of his work is outstanding. We would highly recommend Ryan and Wagner Development to anyone looking to upgrade their home.
We worked with Ryan to finish our basement, and redo our mudroom and first floor half-bathroom and were extremely happy with our experience. From the beginning, Ryan consistently communicated and took extra time to walk us through all of the details. During construction, Ryan made sure to consult us on any potential changes and always wanted our input before choosing a direction. Ryan's attention to detail, expert craftsmanship, and overall positive personality made this very large project a great experience. We love enjoying the new spaces that Ryan helped bring to life!
