Adelphia Construction is a Boxford general contractor run by brothers Pasquale and James Koutoulas — the company says it started as Koutoulas Painting in 1970 under their father Konstantinos and was renamed Adelphia in 2007. The work in its reviews skews toward big, structural jobs: full kitchen renovations, whole-house remodels, bathroom overhauls, and additions, not small fixes. The specifics back up the scale. A 2025 review describes a kitchen renovation that involved removing a load-bearing wall and adding a structural beam with posts and a lally column, plus new flooring, cabinets, counters, appliances, lighting, heating, drywall and insulation — a full gut. Another 2025 review describes a couple who bought a major fixer-upper and lived in it through the entire renovation while also navigating a difficult personal stretch, and credits Jim and Pasquale with genuine flexibility around their timeline. A third describes a full house renovation — demo through excavation, build and finish — that kept the original character of the home intact. Reviewers repeatedly mention a clean job site and an attentive crew, and at least one describes hiring the brothers back for a second round of projects after a deck build the year before. BBB grades the company A+ and has had it accredited since December 2023, and it lists roughly 55 years in business — close to the 1970 founding the company's own site describes, though the site itself says 50 years, a small discrepancy between the two accounts. One real thing to flag: the state registry shows Adelphia's Massachusetts home improvement contractor registration expired, and BuildZoom's records show the same for both license numbers on file, alongside one active 2025 permit for a $220,000 Topsfield project. A homeowner should ask directly about current registration status before signing anything, even with a strong review record. For a big renovation — a kitchen gut, a whole-house remodel, an addition — this is a family operation with a real track record of handling scale and structural work. Confirm the licensing is current first.
My wife and I recently completed a major kitchen renovation and couldn't have been happier with our decision to work with Adelphia Construction. Between the collaboration, responsiveness, workmanship, competitive pricing, timeliness....everything exceeded our expectations! A little more detail, but we had been planning this renovation for quite some time and knew it would be no small task: removal of load bearing wall, addition of a beam, posts & lally column, new flooring/cabinets/counters/appliances/lighting/heating/drywall/insulation to name a few. We were also a bit nervous to kick the project off after hearing various horror stories from friends and family working with GC's. We ended up reaching out to 6 GC's and after the initial meetings with Adelphia while reflecting about how on top of everything they were, we were actually worried that we were going to be priced out from working with them. When their quote came back on the competitive side, it was a no brainer for us. Right from the get go, they were a pleasure to collaborate with on the final details of the design. Always receptive to items that were important to us, but also great at incorporating their wealth of knowledge and experience. They were respectful of our time and space, responsive/transparent/efficient with their communication. After getting through the demolition and seeing some major oddities/surprises in the construction of the house, the pivot to a new load carrying solution was seamless in impact. They handled everything from coordinating with plumbing/electrical/insulation/drywall/flooring subcontractors to permitting, demolition, beam/cabinet/door/appliance installation as well as interior/exterior painting. It's now been several months since the renovation was completed and we haven't had a single issue. Everytime we step foot in the kitchen we're reminded of the quality of their craftsmanship and attention to every little detail. A bit long winded, but only because our experience with Adelphia warranted all the shout-outs. We'll be certain to recommend Adelphia Construction to anyone looking to remodel their kitchen! Thanks Pasquale and Jim!
Adelphia construction is the best. James and Pasquale did two bathroom remodels and refinished our basement. The work is exceptional and the two brothers were very responsive to all our requests. We highly recommend them for your home remodeling needs! Jack and Lori
Adelphia Construction – A Team You Can Truly Count On Several years ago, my husband and I took on the enormous challenge of purchasing a major fixer-upper—an entire home renovation that we undertook while living in the house. As anyone who’s done this knows, it’s no small feat. On top of that, we were also navigating some unexpected and difficult personal challenges. Thankfully, we had Jimmy and Pasquale from Adelphia Construction by our side every step of the way. From the very beginning, they understood our unique situation and timeline, and worked with us with genuine care and flexibility. They connected us with an exceptional architect, handled all the permitting, and flawlessly implemented the design we envisioned—always with precision and attention to detail. Their work has been extensive and top-notch: they installed our brand-new flat rubber roof, conducted major demo and framing, and completed the full finish work for a lower-level in-law suite (including a kitchenette, windows, bedroom, full bathroom, and living room). They also remodeled one of our second-floor bathrooms, and are currently hard at work on another phase of our renovation—this time tackling three bedrooms, a laundry room, hallway, and another bathroom. We can’t say enough about their professionalism, craftsmanship, and commitment. Jimmy and Pasquale have made what could have been an overwhelming process so much more manageable—and even enjoyable. We truly feel lucky to have found them, and strongly recommend them and their work.
We used Adelphia for a major house renovation that transformed our home, whilst seamlessly retaining the character of the home. From demo through excavation build and finish the team were super attentive to our needs and their work. Super tidy. Lovely people to work with too. They won’t let you down. Would use again for sure!
Amazing experience! Clean work place, attention to detail, and excellent communication. They’ve been my go to for any home project! Cannot recommend them enough !
