Adelphia Construction reads like a long-running family remodeler, but the license check is the first thing to clear up. The company says its roots go back to Koutoulas Painting, founded in 1970, and that brothers Pasquale and James Koutoulas now own the Boxford-based general contracting business. BBB lists Adelphia as A+ and accredited since December 2023, while Google shows 5 stars from 8 ratings. The work mix is broad: the company describes residential and commercial construction, renovations, painting, and new-house construction, and BBB adds structural repairs, drainage issue resolution, general contracting, painting, siding, kitchen and bathroom remodeling, patios/decks, and basement work. BuildZoom also lists permit history, including a 2025 Topsfield residential permit valued at $220,000. The caution is concrete: Massachusetts HIC license 152861 is registry-verified expired, and BuildZoom lists no active license on file while also showing inactive HIC license entries. Before booking, ask Adelphia to document its current registration, insurance, permit responsibility, and who will be listed on the contract. If that checks out, the public praise and long operating history make them worth a conversation for larger remodeling or renovation work.

My wife and I recently completed a major kitchen renovation and couldn't have been happier with our decision to work with Adelphia Construction. Between the collaboration, responsiveness, workmanship, competitive pricing, timeliness....everything exceeded our expectations!

A little more detail, but we had been planning this renovation for quite some time and knew it would be no small task: removal of load bearing wall, addition of a beam, posts & lally column, new flooring/cabinets/counters/appliances/lighting/heating/drywall/insulation to name a few. We were also a bit nervous to kick the project off after hearing various horror stories from friends and family working with GC's. We ended up reaching out to 6 GC's and after the initial meetings with Adelphia while reflecting about how on top of everything they were, we were actually worried that we were going to be priced out from working with them. When their quote came back on the competitive side, it was a no brainer for us.

Right from the get go, they were a pleasure to collaborate with on the final details of the design. Always receptive to items that were important to us, but also great at incorporating their wealth of knowledge and experience. They were respectful of our time and space, responsive/transparent/efficient with their communication. After getting through the demolition and seeing some major oddities/surprises in the construction of the house, the pivot to a new load carrying solution was seamless in impact. They handled everything from coordinating with plumbing/electrical/insulation/drywall/flooring subcontractors to permitting, demolition, beam/cabinet/door/appliance installation as well as interior/exterior painting.

It's now been several months since the renovation was completed and we haven't had a single issue. Everytime we step foot in the kitchen we're reminded of the quality of their craftsmanship and attention to every little detail. A bit long winded, but only because our experience with Adelphia warranted all the shout-outs. We'll be certain to recommend Adelphia Construction to anyone looking to remodel their kitchen! Thanks Pasquale and Jim!

Adelphia construction is the best. James and Pasquale did two bathroom remodels and refinished our basement. The work is exceptional and the two brothers were very responsive to all our requests. We highly recommend them for your home remodeling needs!
Jack and Lori

Adelphia Construction – A Team You Can Truly Count On
Several years ago, my husband and I took on the enormous challenge of purchasing a major fixer-upper—an entire home renovation that we undertook while living in the house. As anyone who’s done this knows, it’s no small feat. On top of that, we were also navigating some unexpected and difficult personal challenges. Thankfully, we had Jimmy and Pasquale from Adelphia Construction by our side every step of the way.

From the very beginning, they understood our unique situation and timeline, and worked with us with genuine care and flexibility. They connected us with an exceptional architect, handled all the permitting, and flawlessly implemented the design we envisioned—always with precision and attention to detail.

Their work has been extensive and top-notch: they installed our brand-new flat rubber roof, conducted major demo and framing, and completed the full finish work for a lower-level in-law suite (including a kitchenette, windows, bedroom, full bathroom, and living room).

They also remodeled one of our second-floor bathrooms, and are currently hard at work on another phase of our renovation—this time tackling three bedrooms, a laundry room, hallway, and another bathroom.

We can’t say enough about their professionalism, craftsmanship, and commitment. Jimmy and Pasquale have made what could have been an overwhelming process so much more manageable—and even enjoyable. We truly feel lucky to have found them, and strongly recommend them and their work.
