On Google, Kennedy Design Build holds a 3-star average across ten ratings, and the split behind that number tells the real story: people who hired the Quincy-based general contractor for a renovation come away happy, while people living next door to one of its Boston projects often don't. The company, a design-build firm working mostly in the South End and Back Bay, says on its own site that it has been building in the area since 2006, though BBB records put it closer to 16 years in business as of 2026, a few years' gap worth asking about directly. Clients describe a smooth process. A South End homeowner who finished a major renovation in 2025 called the crew a great partner from start to finish, and said they coordinated with the building's management and stayed respectful of the neighbors. A similar note shows up over a decade earlier: a 2014 Houzz reviewer who had the firm fully renovate a Boston home said the price came in exactly as quoted, with a crew the reviewer called professional and easy to work with. BuildZoom's permit records back up the volume of work — 109 permitted projects around Boston. The one-star reviews come almost entirely from people who didn't hire the firm but live beside its work. In a December 2024 review, a South End neighbor said the company's roofer used ordinary asphalt shingles instead of the slate the historic district requires, and installed a divider on the reviewer's own property. A month earlier, another neighbor described trash, including a bundle of parking signs, left in a nearby alley. And in September 2024, a resident living below a Back Bay project described disruptive subcontractors with little regard for the other people in the building. A blunter 2022 review calling the company the worst builder centers on a soured home purchase rather than a renovation job. Combined, four of the company's eight written reviews on file are one-star, and three of those four are about impact on neighbors rather than the finished work. Before booking, it's worth asking directly how the crew plans to handle site cleanup, noise, and any historic-district material requirements — that's where the complaints cluster, not the quality of the finished renovation, which its actual clients describe favorably. The firm's Massachusetts home improvement contractor registration is active, and it carries an A+ rating with the BBB. For a full renovation or addition in one of Boston's tighter, historic neighborhoods, that's the specific tension to press on before construction starts: happy clients, less happy neighbors.
We recently completed a major renovation with KDB in our South End home. We worked with KDB from start to finish and they were a great partner and we are very happy with the final result. They knew how to work with building management, were respectful of the neighbors, did everything reasonably possible to manage dust and disruption, and communicated well throughout the project. We’ve now been moved in for ~5 months and they have continued to address the small things that have popped up here and there. They know their stuff in the neighborhood and I would hire them again in a heartbeat.
Echo the other sentiments of the other negative reviews. If you're a neighbor, be aware that they will probably damage your property. Their roofer didn't use the south end required slate shingles and instead used cheapy asphalt ones. They also installed a divider on our property and destroyed some of our expensive slate shingles that we put in a few years before they worked on the neighboring property. And they can't even overlap their shingles properly or hang gutters that angle the right way. And what's most sad is the neighbors that bought the renovated property are blaming us for leaks from the bad divider install instead of blaming the shoddy work of this incompetent roofer 😞 Would never use recommend Kennedy Design Build or their realtor who kept harassing us to sell (Rob Kilgore) so much that we almost took out a restraining order.
I can’t comment on their work. But an indicator of their professionalism would be how they dispose of waste. These clowns have left a bundle of their parking signs, among other trash, in an ally near their project in the south end. I was left to clean up their careless act. These aren’t the people I’d trust to work on my home.
I’m the resident below a project they are doing in the Back Bay. I cannot comment on their workmanship. I can tell you as someone who lives beneath them in a 2.5 million dollar condo…they are an unmitigated disaster. They subcontract people with no regard for the other inhabitants in of the building. They leave doors unlocked, shut off power and water and don’t restore items back as they found them. They don’t protect airborne dust mitigation techniques and they destroy common areas and leave your property an embarrassment for your guests. Sean is a bully and is in no position to accept constructive criticisms. He feels his manager Mark is a saint and he obviously has no business handling complex community situations. If you decide to use them, and you are renovating a condominium in a building occupied by others, be prepared for a year of pure neglect to people you call neighbors.
