Dan and Sage are absolute hacks. They do not understand basic residential roof construction. They claimed the below roof on my home was original and 39 years old. First, it’s patently obvious even to a layperson that the roof has been replaced at least once; there are punch holes visible in the attic (see pictures). Nails protruding into the attic are clean and show no rust, and the attic is completely dry. Furthermore, the roof is constructed of architectural shingles, which were not common in the ‘80s when the home was constructed. I even have a work order showing the roof was done in the 2000s, so they are demonstrably wrong. Perhaps worst of all, Dan and Sage coached prospective home buyers on the cosmetic upgrades they should request, which was recorded on my home security. In short, Dan and Sage cannot be trusted to make sound, fact-based assessments and are woefully unqualified to inspect homes. Do not let them in yours.

Dan was awesome to work with. One of the things I appreciated the most is that he talked to ME - even though my dad was also involved. He went thoroughly through every part of the house to make sure I understood what may need worked on, and what to prioritize. He answered any questions I had and was patient with my beginner's knowledge in the home buying process. I would choose him again in a heart beat

Best inspector ever!! I am not even exaggerating! There is only one word I can use to describe my experience working with Dan and Sage from Midstate Home Inspections, and it’s “Wow”!! Simply put, Dan and Sage went above and beyond – they not only thoroughly inspected the house we’d like to purchase, most impressively, Dan walked us through all the important details of the house during the inspection process and gave us tremendously helpful suggestions on future maintenance of the house to keep it in a good condition. He’s like a walking encyclopedia and I just wished my dad had taught me such useful knowledge when I grew up. Dan is so patient, helpful, and humorous. I must say I feel so lucky that I chose to work with him and Sage after comparing several inspector teams.
