Dan Eilertsen has been inspecting houses out of 649 Grafton Street in Shrewsbury since 1991 — 35 years, by the Better Business Bureau's count. It reads as a two-person operation; reviewers name Dan and a second inspector, Sage. The work is straight residential inspection for buyers. What the buyers who liked them describe is teaching. In a February 2023 review, a first-time buyer wrote that Dan talked to her rather than to her father, went through every part of the house, and helped her rank what needed doing first. A December 2022 reviewer described the same shape of visit: a thorough inspection, then suggestions for keeping the house in condition afterwards. The newest account is the hard one. In October 2024 a homeowner disputed the inspection's central finding — that his roof was original and 39 years old — pointing to punch holes visible in the attic, nails showing no rust, a dry attic, architectural shingles uncommon when the house was built, and a work order showing the roof had been redone. He called the inspectors hacks. That same complaint is republished on Birdeye, so it is one customer's account rather than two. Its BBB page carries an A+ grade, and the same page states the business is not BBB accredited; those are two separate facts, not one. A first-time buyer who wants an inspector who explains as he goes will find the 2022 and 2023 accounts the reason to call. Given the 2024 dispute, be specific about the roof: ask how roof age gets determined and how that appears in the written report, and bring any paperwork you have on past replacements to the inspection.

First, it’s patently obvious even to a layperson that the roof has been replaced at least once; there are punch holes visible in the attic (see pictures). Nails protruding into the attic are clean and show no rust, and the attic is completely dry. Furthermore, the roof is constructed of architectural shingles, which were not common in the ‘80s when the home was constructed. I even have a work order showing the roof was done in the 2000s, so they are demonstrably wrong. Perhaps worst of all, Dan and Sage coached prospective home buyers on the cosmetic upgrades they should request, which was recorded on my home security. In short, Dan and Sage cannot be trusted to make sound, fact-based assessments and are woefully unqualified to inspect homes. Do not let them in yours.
Dan was awesome to work with. One of the things I appreciated the most is that he talked to ME - even though my dad was also involved. He went thoroughly through every part of the house to make sure I understood what may need worked on, and what to prioritize. He answered any questions I had and was patient with my beginner's knowledge in the home buying process. I would choose him again in a heart beat
