Patriot Home Inspectors works out of 109 Paine Street in Worcester and is hired for one thing: residential home inspections for people about to buy. Buyers name the same inspectors over and over in their reviews — Dave (also written David), Warren, and more recently Rocco — and several describe two of them working a house together. The volume behind that is real. Google publishes a 4.9-star average from 149 ratings, and the reviews on file run from 2021 through 2026 with sixteen of them in the last six months alone. The praise is unusually consistent about the same things: inspectors who talk buyers through what they are looking at rather than handing over a file, and reports that arrive fast and full of captioned photos. One buyer had a report within twelve hours of the inspection; another described a comprehensive report with pictures after the inspector fetched a ladder to check the attic; a third said the written report was tidy and clear with photos. First-time buyers are the recurring customer. Review after review from 2025 and 2026 describes someone nervous about their first purchase being walked through the findings and told which repairs to prioritize. One 2025 buyer said the inspection of an older home came with coaching on how to maintain things and what to tackle first. A 2026 reviewer said the inspector had the lowest price of three quotes; a 2025 reviewer called the pricing reasonable and the scheduling flexible. On Reddit in 2022 a Worcester resident put actual numbers on it — $400 for a detailed inspection and report with photos, plus $75 for a radon test. Two detailed one-star accounts sit underneath that average and are worth reading before booking. A December 2025 reviewer said the oil tank was neither photographed nor properly inspected while the rest of the house was, and that the reply, when it finally came months later, was generic. An August 2025 reviewer said the report noted a sagging garage roof but not the cause — a garage ceiling supported by the roof with no beam — which a relative found afterwards, leaving the buyer to pay for the fix. Both complaints are about the same thing: something the inspection recorded but did not run to ground. The fit is a buyer who wants an inspector who will teach as they go and produce a photo-heavy report quickly, at a price several people describe as at or below what they were quoted elsewhere. Before booking, ask directly how oil tanks, garages and other outbuildings are handled, and what happens if you have questions after the report lands.
