Sixty-nine permitted projects, and four written reviews to show for them. That gap is the first thing to understand about Miguelin Contracting. The company is Luis Tejeda's, run out of 318-320 Lowell Street in Lawrence, and BBB lists it as a one-employee corporation formed in May 2013. Its own site says it has been building since 2005 and puts renovations, additions and new construction at the front, alongside siding, roofing, decks, demolition, painting, window installation and snow removal, including church and historical exterior restoration. BuildZoom's permit trail backs the working footprint: 69 permitted jobs, concentrated in Methuen, Lowell, Haverhill and Lawrence. What's missing is the homeowner voice. Google shows five stars from five ratings with nothing written behind them; BuildZoom's two reviews average 3.0 and HomeAdvisor's two average 3.5, split one five-star and one two-star. The newest written account anywhere is from 2015, so there is no recent commentary to weigh. BuildZoom's score of 94 — the top quarter of the 139,240 Massachusetts licensed contractors it tracks — is built from permit and licence history, not from customers. Its Massachusetts home improvement contractor registration is active. Ask about the other one: BuildZoom also lists an earlier company registration, #146785, which it says was at one point cancelled. The complaints that exist are about follow-through rather than craftsmanship — an unreturned deposit reported on BuildZoom, unreturned calls and work left short of finished on HomeAdvisor — and both are more than a decade old, which is precisely why recent references matter here. The self-reported history is also loose: 21 years on its own site, both 23 years and "over 15 years" on the same HomeAdvisor page, against a 2013 incorporation date at BBB. This is a reasonable call for a homeowner in the Lawrence-Methuen-Haverhill corridor who wants an experienced permit-pulling general contractor for an addition, a re-side or a gut renovation, and who is prepared to do the vetting the review record can't do for them. Before signing, ask for two or three jobs finished in the past year, confirm registration #175629 yourself at the state's Consumer Affairs site, and get the deposit and payment schedule in writing.

    Add a bathroom, $16,500. Worst experience. I hired them to do an addition to my home, and used his recommended engineer for the plans and permits. It took 4 months to get a permit because they were not competitive enough to comply with city requirements. I decided not to go with them anymore for the construction and asked for my money back (50% paid in advance). They did not have the money anymore. Two checks bounced and it is really hard to get a hold of Miguelin. Still waiting.

    I hired them to repair my home after hurricane Irene. They did a great job on the upper and lower roofs, seamless gutter and downspout. This year, his crew fixed my front bay window. He is very responsive to the after job clean up. I would recommend him again.

    Yes, I recommend this pro. $150. The guys were prompt, professional and did an excellent job on trim hanging from the underside of my roof.

    $800. Somewhat hard to reach by phone, late, not as communicative about delays etc. as desired. Did not complete sealing of tile (this was after the job was mostly paid for - but they promised to return to seal the grout - reminder calls made, but no response). Also, the flat-floored shower wasn't sloped properly, so standing water remains when you're done taking a shower. OK guys, work quality OK, just not organized and responsive enough. In their favor, they were cheap, and they did not trash the place when doing the tile work.
