North Home Builders, Inc. is a Framingham general contractor and design-build remodeler owned by Fabiano Demoraes-Ferreira. The Better Business Bureau records it as a corporation started in January 2015 and incorporated in May 2016, with two employees, working on residential remodeling, additions and repairs, and it holds an A+ BBB grade although it is not BBB accredited. It is also listed as a member of the Framingham Chamber of Commerce. Its own site puts the working area across MetroWest — Newton, Brookline, Wayland, Natick, Weston, Wellesley, Needham, Sudbury, Marlborough, Dover and Sherborn — and quotes around $150 per square foot, with payment in three equal thirds at deposit, midpoint and completion. The most important thing a homeowner needs to know here concerns the licence. A check of the Massachusetts registry returned this company's Home Improvement Contractor registration, number 198249, as expired. BuildZoom independently reports the same number with an expiration date of 23 March 2024, says it verified the licence expired in April 2026, and displays an alert and a score of zero precisely because it could not confirm an active registration. Complicating it further, the company's Houzz profile lists a different number altogether, Home Improvement #184513, alongside the statement 'We are licensed'. Ask Fabiano directly which registration is current, and confirm it yourself with the state before signing anything or letting work begin. On the work itself the signal is genuinely positive but thin. Two customers left detailed written accounts, both in late 2024, describing full-service design-build kitchen projects that ran to demolition down to the studs and structural changes, and both said the work finished on time and on budget with the owner as the single point of contact. Permit records back that scale up: six permitted residential projects in Newton Center, Newtonville, Auburndale, Sudbury and Needham, including a $140,124 kitchen-and-two-bathroom remodel with twenty windows and a porch rebuild, plus bathroom and laundry work and a second-floor chimney rebuild. Four of those permits date from 2023 and two from 2021. Houzz separately lists twelve projects and a typical job cost of $80,000 to $200,000. Be careful with the star ratings, though. Google shows a perfect 5.0 across 10 ratings and Houzz another perfect 5.0 across 10, but only two of those twenty ratings carry text that can actually be read, so eighteen of them cannot be examined at all. The company's own web presence is also dated — a 2015 footer copyright, a most-recent blog post from January 2019, Best of Houzz awards spanning 2017 to 2019, and a claim of 'five years experience' that sits oddly against BBB's eleven.

    North Home Builders is truly full service - our project involved a full demolition down to the studs, roofing, siding repair, and window installation on top of kitchen design and build. Fabiano and his team completing the work on-time and on-budget, meeting the expectations set out in our initial scoping conversations. Because North Home Builders is full service design/build, we only had to interface with Fabiano instead of balancing multiple contractors. Fabiano was extremely knowledgeable, creative, and thoughtful when it came to the functional and aesthetic design of our kitchen. Fabiano respects budgetary constraints and worked within our agreed budget to bring our kitchen dream to life!
