A front door installed five years earlier developed a problem with the weatherstripping; the customer called in 2023 and it was dealt with. Windows and two exterior doors fitted in 2011 got a frayed sill seal replaced in 2021. Siding three years on the house took solar-melt damage, and in 2023 the crew took the problem on as their own. What customers write about O'Sullivan Installs is mostly what happened after the invoice. Tim O'Sullivan runs the company out of North Billerica: windows, doors and siding across Massachusetts and New Hampshire, using ProVia, SoftLite and Aeris, with a 10-year workmanship guarantee, a lifetime product warranty and 18-month interest-free financing offered on its site. Its Massachusetts home improvement contractor registration is active, and the Better Business Bureau grades the business A+ without accrediting it. BuildZoom's permit records list at least 44 jobs over three years in Lowell, Billerica, Belmont, Malden, Westford and other towns, nearly all window, door and insulated vinyl siding replacement. Small jobs get taken. An April 2024 homeowner wanting a front door and a storm door found most companies would not come out for it; this one measured, walked them through customising the doors, then sent a second person to verify the measurements. An October 2024 customer with a single Provia patio door said they got the attention of a much bigger job. The reviews name people: Brian on sales, Esteban, Ken and Dan installing, Kara and Christina in the office. Price is the open question. A Reddit commenter in Arlington wrote in September 2025 that the company was very expensive, while calling it a good experience and the door really nice. A 2021 customer put it as not the cheapest but nowhere near the most expensive, cheaper than the big pitch outfits, and a 2022 customer who collected several quotes found this one right in the middle. Two more things worth knowing. The company's own tenure claims do not line up — over 20 years in one place, since 2008 in another, more than a decade in a third — against the 2008 start date the BBB records. And one of the five-star Google reviews, from April 2025, is from someone who says plainly they never had work done and was writing about the quote conversation. For replacement windows, an exterior door, or siding you expect someone to stand behind years later, this is a small, owner-inspected outfit whose customers come back for the next opening. Put the written quote next to at least one other, since price is the thing people raise on both sides.

After using O'Sullivan Installs to replace our front door, two years later we had had them back to add a storm door and most recently they replaced windows in our house. Their quality and workmanship is top notch and I have referred them to at least 3 or 4 people who need windows and doors. They do quality work and you can tell by their craftsmanship that they care about what they do and take the time to install things correctly and also come back to check on things if you have any issues. When the building inspector came to close out our permit, he said they also did a good job. I bet he sees a lot of bad work! They clean up after themselves and leave no mess behind. I am so happy with our new windows and when we need the rest of our windows done, I know who I am calling!
Initial Disclaimer: I did not have any actual work performed by O'Sullivan Installs. I contacted them about getting a quote for replacing a storm door for my house. While I did not have O'Sullivan Installs perform any work for me the conversation I had with the company over the phone was enough to give me an idea of what working with the company would be like. The employee who called to discuss my request for getting a quote was polite, knowledgeable, honest, and up front about the type and quality of work that they perform. If you are looking to try and get something done as cheapy as possible and don't care how long it will last, you should look elsewhere. O'Sullivan Installs has a focus on quality and durability. I was given a very thorough explanation of why the company would not replace a storm door without also replacing the exterior door. This was not due to wanting to push more work on customers but because replacing a storm door without redoing the doorway would result in a storm door that would become misaligned within 6 to 12 months of being installed (my current storm doors issue). While I did not move forward with having work performed with O'Sullivan Installs due to plans on moving in the near future, I will be reaching out to first if I ever need to have any work done as the up front honestly about their company and work was extremely refreshing.
