Sixteen Google reviews describe the same afternoon — an inspector who walks the house with the buyer, points at what he finds, and stops to explain what it means before moving on. The through-line is teaching. A 2022 buyer wrote that he pointed out everything that needed fixing, the safety issues, and the things to monitor, and that he arrived ahead of both them and their agent to start on the outside. A 2023 customer said he was patient enough to explain everything until it made sense, and that the report came back accurate and easy to read; a 2022 review called his reports thorough and detailed. More than one first-time buyer described coming away knowing what to fix and what to keep an eye on — a different outcome than being handed a document. Google carries a 5-star average across 44 ratings, and the written history is nearly all praise. The exception is worth reading first. In an April 2022 review, a homeowner said Craig called exterior water damage serious enough that the whole panel needed changing, and flagged water damage beside the fireplace chimney that would have to be opened up to see how far it went. Two contractors called afterwards said the exterior was a patch over woodpecker damage, and the chimney work came back quoted at $3,000 to $8,000. The reviewer had planned to leave five stars on inspection day and marked it down after those calls. One account is not a pattern, but when a finding carries a repair bill that size, it is fair to have the relevant trade scope it before you negotiate on it. One thing about that history: the written reviews run from November 2021 to December 2023. Craig is the right call for a first-time buyer who wants the inspection talked through rather than emailed over. A 2022 review noted he stayed reachable to both the client and the agent after the inspection was done — worth confirming when you book, along with what his report covers now.

I would recommend Olde Son Home Inspections to anyone purchasing a home, and in my opinion, especially over any other home inspection company. This was my first experience with the home buying process. I contacted 3 different home inspection professionals, all with varying prices. As soon as I spoke to Craig on the phone, it was clear he was much more knowledgeable, experienced, and caring than all the others I had received estimates from. A previous review said it perfectly, "Craig was more than I could have ever expected", and now I feel the exact same way. He took his time during the inspection, was extremely thorough, explained every detail he observed (no matter how big or small), provided recommendations and suggestions, explained emergency repairs and long term repairs, estimated repair costs, and shared his professional opinion. He taught me a great deal about homes in general and tips/tricks that I never expected to learn that I will utilize moving forward. At the end of the inspection, he provided an extremely detailed inspection report with descriptions and photos that were especially helpful to myself, the owner, and my realtor. The report includes every detail a potential homeowner might need to know and acts as a roadmap for future repairs and plans.
