A 2023 customer wrote that the roof leaked within a week of moving in and that the inspector did not moisture test the old staining. The same 2023 customer said a boiler tech, two weeks after the move, found that the copper pipes for the steam boiler were not to code, and wrote that the inspector spent 2 hours talking to the realtor and the customer's husband instead of doing the inspection correctly.

Top Notch is the worst inspector I could possibly imagine. Our roof leaked within a week of moving in. After messaging him through our realtor, he says yeah that doesn’t look right. Well, buddy! Now we are stuck with it unless we want to litigate against our sellers. Then the moisture damage. He did not moisture test the old staining. They are CURRENT leaks. I can tell you that now as it leaks on a rainy day today in RI. The walls were just dry to the touch the day of inspection. The boiler… the copper pipes for the steam boiler aren’t to code and could explode soon. We learned this after 2 weeks of living here and having a boiler tech come out. The list goes on of typically things he should have caught but was talking the ear off of the realtor and my husband for 2 hrs instead of doing the inspection correctly. DO NOT RECOMMEND!!!!
