Wagner Inspection is an Easthampton home and commercial inspection company that the Better Business Bureau credits with 21 years in business, led by Ed Wagner (with Nathan and Ryan also performing inspections). BBB's directory lists a Massachusetts home inspector license (#630, expiring in 2028) and a Connecticut license (#HOI.0000500, expiring in 2027) for the company, though those weren't independently checked against the state registries here. The written record is deep and specific across five years: 35 reviews describing not just thoroughness but genuine expertise — one reviewer says Ed caught a structural issue a structural engineer had missed; another describes him spending hours walking through the inspection explaining every finding along the way; a first-time buyer's review credits him with surfacing substantial, previously undisclosed siding, roof, and deck issues before closing. Beyond standard home inspections, Wagner offers mold, radon, lead, water, and infrared testing, and multiple reviewers specifically sought him out for mold assessments — one review describes him patiently explaining lab sampling and results step by step. He's also given community talks, including a presentation to UMass students about what to look for when buying a home. The record isn't without a real blemish, though. An October 2025 review, from someone who says they'd always highly recommended Ed to others, described him twice refusing to perform a test the reviewer needed, calling it a failure of service and a gap in knowledge — a striking reversal from a previously loyal customer, and worth weighing carefully against the otherwise glowing record. The Better Business Bureau accredits the company with an A+ grade. For a home inspection, mold assessment, or related testing in the Easthampton area, this is one of the more specialized and deeply reviewed inspectors this profile sees — just be aware of the one recent account describing a service refusal, and confirm directly that the specific testing you need is something Wagner will perform.
I would say that Ed was thorough and pleasant, but that would truly be an understatement. We needed someone experienced and detail oriented for a property we are considering, and he was exactly what we had in mind. He talked us through the entire inspection, explaining what he was seeing, predicting what else we would find, the related concerns we should have. He didn't rush through the process. He made it obvious that he is passionate about what he does, and gave us a lot of valuable recommendations as far as next steps in our due diligence. We are truly grateful for his time, kindness, and expertise. So glad we called him!
Love this guy, very thorough.
Knowledgeable, Responsive, and Professional. I called Ed this morning, just based on the reviews I saw online. I needed some impartial guidance regarding a repair that was needed for my home, and I really wasn't sure of next steps. It seemed like a home inspector may be able to help me understand the issue a bit better, possible causes, and what type of contractor to call for a more detailed assessment and repair. The online reviews all proved true. Ed called me back extremely quickly, was very professional and knowledgeable, gave me a good foundation of information for next steps, and was incredibly generous with his time. I cannot thank him enough for his kindness and help this morning. Based on this experience, I would not hesitate to recommend him without a second thought.
Ed is truly a top tier business professional and all around genuinely great guy. You will know from the start and all through the process that his goal is to look out for YOU through his expertise. He goes above and beyond to ensure your home purchase is made with thorough understanding of your property. His goal is to teach you about the home so this major life investment is made with wisdom and confidence. We would use no other inspector - you shouldn't either as you will gain knowledge and support from him that is unmatched. Thank you Ed!
