The newest account of Boston Contractors & Developers is the one to know first. In a June 2026 Houzz review, a Brookline couple wrote that they signed for a kitchen addition, and that the contractor insisted on a $40K down payment, which they negotiated to $15K. He drew up the plan himself rather than use an outside architect and assured them the building permit would be easy and the job done in about four months. Ten months later, they wrote, the town still had not approved the permit; when they asked for the $15K back, he refused, and he did not answer their last email, dated March 26, 2026. The Jamaica Plain company describes itself on BuildZoom as established in 1985, offering general contracting, design-build, architectural and engineering services for commercial and residential projects. Its Massachusetts home improvement contractor registration (#172522) is active. The BBB grades it B-, with one complaint on file. The older reviews tell a different story, all of it from 2014 to 2017. In a 2015 Houzz review, a homeowner said the company handled their kitchen from architecture and structural work through electrical, plumbing, finish work and painting, on time and under budget. A 2015 BuildZoom review from Framingham describes an 1850s house with structural work from the basement up to the 2 1/2 floor, a half bath added, and the basement floor lowered and concreted. In a January 2015 Houzz review, a customer described an addition of two garages with a master bedroom suite above them, including two bathrooms and a walk-in closet. A 2017 BuildZoom reviewer who hired Sam to renovate the first floor of a South Boston single-family home — kitchen and living room — praised the design work and trusted him with full access to the house, but said he was so busy that projects often took a very long time, which frustrated them; they hired him again anyway. BuildZoom shows 5.0 from 11 ratings; Houzz shows 4.0 from 4.
We signed a contract with this business, which we initially found on the BBB website, for an addition to our kitchen. He insisted on a down payment of 40K, which we reduced to 15K. He did not use an architect, electing to use his own to develop a project plan, which he submitted to the town of Brookline for approval. He assured when we paid the 15 K at the start, he had dealt with the Brookline town and that getting the building permit would be easy and the project would be finished in ~ 4 months. However, even 10 MONTHS later, he was unable to get town approval for the building permit and always used excuses to explain to us the delays during this period until we had it, and asked for the 15 K back since he failed to get a permit after 10 months. Despite emailing him multiple times, he refused to do so and did not even respond to our last email to him dated March 26, 2026. We suspect that he started on the wrong foot with the town of Brookline, but the facts for the town's denial should be available from the town. We ask that you take note of this agonizing experience with this business owner, who does not appear to have the expertise claimed, and ask for your help in getting our money back.
We hired Sam to renovate the first floor of our single family home in Southie, which consists of a kitchen and a living room. He did a great job. We are very happy with the finished product. Where requested, Sam followed our designs closely, and where we gave him freedom to do what he wanted, we were very pleased with what he came up with. Sam is also very trustworthy; after having worked with him for a few months, we now have no concerns giving him full access to our house. Our only complaint with Sam is that he is so busy that it often takes him a very long time to complete projects. This often got very frustrating for us. However, the pros definitely outweighed the cons, and we have already hired Sam to help us with another project. Boston Contractors & Developers, LLC did a great job in renovating the interior of our historic 1850's property. The property had extensive structural work done - from the basement up to the 2 1/2 floor. BC&D restored the interior to its period style, adding 1/2 bath, lowering the basement floor level & concreting the floor. The did an outstanding job on our kitchen from architecture, structural, to electrical/plumbing to finish work and painting. On time, under-budget, personable, honest. The result was stunning.
