A 2024 buyer put the value in dollars: Eric Blatz spent hours going over the house they were about to buy, and what he found let them negotiate the asking price down. Charter Home Inspection is Blatz working on his own out of South Hamilton, covering Essex and Middlesex Counties; he says he spent more than a decade at a large Northeast inspection company before starting Charter. What reviewers describe is time on site and what comes back in writing. A carpenter by trade, writing in February 2022, said Eric caught things he would have missed himself, including a heating system that was not working properly. A 2022 reviewer whose three-bedroom report ran about 40 pages said he goes into the basement and attic crawl spaces rather than around them. His Massachusetts home inspector licence, #475, is active on the state registry. Turnaround comes up as often as the detail. A March 2024 reviewer had the emailed report in under 24 hours; a January 2026 reviewer got the written report the same day. In October 2024, a realtor booked a next-day inspection and Eric arrived 30 minutes early, then spent over two hours walking around. A May 2024 reviewer said he made two successive weekends work during the spring market — when their first offer fell through, he came out again the following weekend and spent more than three hours with them. A September 2022 reviewer said he doesn't alarm you, he just points out what he sees; a June 2022 reviewer said he set out what needed fixing immediately and what could wait. First-time buyers writing in July 2024 and January 2026 both put the explaining at the centre of what helped. And an August 2023 reviewer said the results of one of their two inspections were why they walked away from that house. A good fit if you want an inspector who will walk the property with you and hand back something you can act on — several reviewers describe coming back for a second or third purchase. Ask when the report will land, and say up front if you also want radon, water-quality or wood-destroying-insect testing, which Charter offers alongside the standard inspection.
