Goldeneye Home Inspections is a one-person, family-owned outfit in Lynn run by Derek, whose Massachusetts home inspector license (#1057) is active on the state registry. The company says it's been doing inspections on the North Shore since 2010, with more than 2,000 completed, and Google backs that up with a 5.0-star average across 112 ratings. What comes through in review after review is the walkthrough itself — Derek narrating what he's finding as he goes, in plain language, rather than handing over a report and leaving. One recent buyer described him stepping back to document an uneven floor the moment he arrived. Older accounts describe the same instinct for catching things a buyer wouldn't think to ask about: in a 2023 review, one reviewer said he flagged open permits she hadn't considered, and in a 2024 review another credited his find of a faulty water heater with giving them leverage to negotiate a replacement with the seller. A realtor who hired him personally credited his termite expertise, in a December 2025 review, with talking her out of a home purchase before a hidden problem became her problem. Reports tend to land fast — same day or within a few hours in several accounts. He's also praised for making room for tight timelines: in 2022 and 2023 reviews, customers described a Friday-night booking request answered and scheduled for Monday, and a condo inspection turned around for the very next morning. More than one reviewer had already used him before and came back for a second house — one first-time-buyer household said as much in a December 2025 review. The written record runs from 2021 through mid-2026 — 40 reviews across three sources, every one five stars, with no negative account anywhere in the file. Derek's own site lists him as a Board Certified Master Inspector and InterNACHI member, and the company also offers radon testing and wood-destroying-insect (termite) inspections alongside the general home inspection. For a Massachusetts home purchase — especially a first one, where knowing what to ask matters as much as the inspection itself — Goldeneye is built for exactly that: someone who walks you through the house instead of just checking boxes. Worth confirming which add-on tests, like radon or termite, you want folded into the visit before he arrives.
Derek was a great home inspector and really took the time to explain things to me as a first time home buyer. I feel confident in his inspection and really appreciated his friendly and professional attitude. If you need something on the north shore inspected, you can't go wrong with goldeneye.
Very responsive and able to reach over the phone. Conducted a very detailed inspection of the home and was very thorough in his findings and explanations. Very trustworthy and would recommend Dereck for home inspections.
Derek was a fantastic home inspector. We needed someone at short notice and he was able to accommodate us. His inspection was extremely thorough and he walked me through everything as it was happening, explaining his results in easy terms for me to understand. He gave me the detailed written report that same day. Also, he was super friendly and easy to talk to. I highly recommend him! I’d use him again in a heartbeat.
I came to hire Derek through a friend’s recommendation and I’m so glad I did. I was the last one to arrive at the property and as soon as I walk in I get told to step back because he was documenting an unevenness in the floor. After he was done documenting, we then shook hands and introduced ourselves and by then I was already sure he was the guy I wanted going my phone inspection. He showed great dedication and thoroughness in the doing the inspection and made sure to tell me details and recommendations about all items he found needed attention in the house. And boy did he find things I would have never thought off. This inspection was for my first home purchase so I really appreciate Derek making me feel as he was looking out for one of his own and he wanted to make sure I made the most informed decision possible about the condition of the house. Definitely will hire Derek for future inspection and recommend to family.
Derek is the best inspector, I highly recommend his services. Robin G.
