Cardinal Inspection is a one-inspector home inspection company in Melrose run by Ron Rocha, whose Massachusetts home inspector license is active. The company's own materials describe him as ASHI Certified and say he serves as Vice Chair of the state's Board of Home Inspectors, alongside a real estate salesperson license; the business covers buyer's, pre-listing, termite/WDO and commercial inspections across Eastern Massachusetts with a stated 24-hour report turnaround. The public record here is thin and mixed. In a 2025 review, a real estate agent who regularly refers clients to him called his reports thorough and said they've been crucial during negotiations. But in a 2023 review, a homeowner said Ron told them a heating system just needed duct cleaning, and only learned later — when Mass Save came for an insulation inspection — that a bathroom supply vent had been disconnected and unused for some time. With only two reviews on file, there isn't enough here to call a pattern either way. Worth asking directly about how thoroughly HVAC and ventilation get checked, given the one specific complaint on record.

I have been so grateful to have Ron as my go to inspector for all of my clients. He is incredibly knowledgeable very engaging with all of my clients. He truly has a way of explaining everything clearly and his reports are always so thorough and have been crucial during our negotiations. Can not recommend him enough.
Ron doesn’t good at what he is doing. He told me that heating system works just need the duct cleaning. I trust him to inspect my house and found out after Mass save came in for insulation inspection that there s a supply vent in the main bathroom that is not connected and worked for long time, that s why it looks dirty when he took the photo to put it in the report. It s good to be more criticizing when it comes to the inspection service!
