Fifty years in business, a model-home lot on Route 16, and its own factory — Guaranteed Builders is a modular-home manufacturer first and a contractor second, which is unusual enough to shape everything about how a job with them works. The East Douglas company, which trades as GBI-Avis, says it has been manufacturing and delivering customized modular homes, garages and additions for over 35 years and that it is family owned and operated, with tradespeople whose tenure it measures in decades. The BBB puts the corporation's start date at 1976 and has accredited it since 1992 with an A+ grade; James Tusino is listed as president. Its Massachusetts home improvement contractor registration is active, and the BBB also lists a state construction supervisor licence running to 2028. The range is wider than most builders': modular homes in cape, colonial, ranch, duplex and in-law configurations, accessory dwelling units, garages and second-storey additions, plus the parts people forget — site packages, septic and sewer including Title 5 inspections, demolish-and-rebuild, and financing. It is licensed across state lines too: BuildZoom confirmed active Connecticut mechanical corporation and new home contractor licences in August 2026, alongside a Connecticut home improvement contractor licence the state lists as inactive and at one point cancelled. Two things to raise before signing. Massachusetts Lawyers Weekly reported in April 2026 on a Douglas zoning battle that ended in demolition after a 17-year dispute — worth asking about directly, because on a modular build the zoning and siting work is theirs as much as the structure. And despite half a century in business, there is not a single published customer review anywhere: not on the BBB, not on Houzz, not on BuildZoom. A sensible call if you want a modular home, ADU or garage from a manufacturer that controls the whole chain from panel to permit. Go see the model lot, then ask for three recent local references and a written scope covering site work and permitting.
