With a one-inspector shop, availability is the practical question — he is the only person who can do the inspection, so a tight closing date is worth raising on the first call. Ask how soon he can get to the property and when the written report follows. If you are buying an older Boston-area house and want the person who walks the roof to be the person who writes the report, this is a straightforward call to make. Ask what the fee covers — radon, sewer line, outbuildings, detached garages — and whether he will go through the findings with you on site.
