Tran Floor Sanding is a two-person hardwood shop in Dorchester, and that scale tells you most of what you need to know about how it works: you deal with Tom Tran, and the crew that shows up is the crew that does the sanding. The work is narrow on purpose — installing new hardwood, sanding and staining tired floors, refinishing, and patching damage — for both homes and commercial spaces. The company says it has served Boston for more than 20 years as a local, family-owned business, and its Better Business Bureau profile puts the start date at 1999 with two employees. The reputation is uniformly positive but shallow. Google carries a 5-star average across four ratings; Angi and HomeAdvisor each show 5.0 from two wood-flooring-refinish reviews; the Better Business Bureau grades the company A+ though it is not BBB accredited. Add it up and it is roughly five reviews spread over several sites, all from 2023 and 2024 — enough to say nobody is complaining, not enough to say how the company handles a job that goes sideways. Nothing has been posted in the last year and a half. One thing to sort out on the call: how long they have actually been at it. The website says over 20 years, the BBB profile traces the corporation to 1999, and the Angi and HomeAdvisor listings both claim 31 years of experience. Those are three different numbers for the same company. Directory listings also place them in two spots — a Dorchester Avenue address in Boston, and a Quincy listing on a smaller directory — so confirm where the business is actually based and where it will travel. Worth asking, too, what is and is not included: the Angi and HomeAdvisor profiles both state there are no warranties and no emergency service, with free estimates offered. On a refinishing job, that makes it worth getting the scope, the number of coats, and the dry-down time in writing before work starts. This is a reasonable call for a straightforward Boston-area hardwood job — a refinish, a repair, a room of new floor — where you want a small outfit and a direct line to the owner. Before booking, confirm current licensing and insurance yourself, and get the timeline and finish schedule on paper.

I had an amazing experience with Tran Flooring and can't recommend them enough! I found Tom through a referral, and he was fantastic from start to finish. Despite being super busy during peak season, he managed to squeeze me in for a 1.5-day job, which I really appreciated. Tom was incredibly responsive and patient, answering all my questions thoroughly. The crew was punctual and professional. I felt completely comfortable leaving them with my key, and they called me promptly when the job was done. What really impressed me was how clean, relatively, they kept the place, even after all the sanding. If you're looking for top-notch flooring work with great customer service, look no further than Tran Flooring. Tom and his team are absolute pros, and they'll take excellent care of you and your home. Five stars all the way!
