Two ratings, both 4.6 — nine on Google, seventeen on Houzz — and underneath them a builder whose clients keep coming back and whose critics say the same thing about time. Barnes Custom Builders is a design-build firm run out of Pocasset on Upper Cape Cod: custom homes, whole-house renovations, historic restorations, kitchens, baths, and outdoor living, across the Cape and, by the company's own account, the South Shore. Its Massachusetts home improvement contractor registration is active and held in the company's own name. The company says Charlie Barnes founded it after growing up on the Cape and graduating from Massachusetts Maritime Academy, and that he still leads it. The strongest thing going for them is repeat work. In December 2025 a client wrote up a fourth Barnes project — siding and window replacements, two bathrooms, an outdoor kitchen, then a full update of a 30-plus-year-old kitchen — and described the design, selections and scheduling going smoothly. Design-and-build partners told a similar story earlier: firms writing in February 2019 and March 2020 both described Barnes as organized and communicative to build alongside on jobs with several trades running at once. A homeowner in September 2019 described a difficult 1920s basement in Providence and credited the crew with being honest about the real timeline and giving access to an app that tracked progress. Much of that five-star history is dated, and a fair share of it comes from design firms and trade partners rather than homeowners — the homeowner accounts on Houzz cluster in 2016 to 2019. The counterweight is a one-star review from October 2025. That homeowner hired Barnes for two full bathrooms, done one at a time at their own request, and says it took about ten months: stretches with nobody working, subcontractor mistakes that had to be fixed or redone, and little detailed checking of the work by the people being paid to manage it. A Houzz reviewer in March 2021 raised the money version of the same theme — after a design process they enjoyed for a three-season room, the contract came back at more than double the budget they had been told was workable, even after cutting the scope. This is a firm homeowners hire again for big, multi-trade Cape projects, with two specific complaints on file about schedule and price drift. Before signing, get the schedule and the who-inspects-the-subcontractors question answered in writing, and ask for a firm number at the end of design rather than the start. The company also says Charlie Barnes holds a Construction Supervisor's License; the registration that shows as active with the state is the home improvement contractor one.

Just completed our fourth home improvement project with Charlie and his team. Our kitchen is now the happiest place in my home! We’ve done siding/window replacements, remodeled two bathrooms, built an amazing outdoor kitchen and now a complete update of our 30+ year old kitchen. I hired Barnes Custom Builders to remodel 2 full bathrooms plus some other updates. Overall, a frustrating experience. At my request, the bathrooms were done one at a time, but it took them about 10 months to finish both. Many days went by without any work and when a sub finally shows up, they usually didn't finish the job or made mistakes. You're paying Barnes to manage the project for you, but they usually don't bother checking the work in detail. A lot of work had to be fixed or redone which added months of delays. You try to call them (Jim, Charlie, Chris), and they just lie about when they'll finish the job or lie about calling me back. Charlie, the owner, kept blaming the lack of progress on me for breaking the job in two and was rude. At the end of the day, the job got done, but it wasn't a positive experience, and I would look at other companies before hiring this one.
Charlie and his team were tremendous; from the ideas and planning stage right through to the final nail of our project. Barnes Builders are talented, professional and were able to work with the myself and my Seacoast Shores team to build exacting what we discussed from the outset.
