Lee's Floor Service has been sanding and refinishing hardwood floors around Boston for a long time — the company puts its own history at more than 35 years serving the Greater Boston area, run out of Mattapan under president Ha S Lee since it incorporated in 1989. The written record on file is thin but pointed: two Google reviews, three years apart, telling opposite stories. A 2023 review called the finished floor "excellent" and "beautiful," while a 2022 review from a homeowner in a brand-new house described the opposite outcome on a high-end white oak floor the builder had Lee's finish — deep swirl marks from sanding, uneven wood filler and staining, and patches left bare and unsealed. A 2025 Reddit comment separately called them "great and very reasonable." Google's own page shows a 3.8-star average across 6 ratings. That 2022 complaint is specific enough to be worth asking about directly — how finish quality gets checked before a job is called done, especially on premium wood. The company's BBB profile carries an A+ rating, though it isn't listed as an accredited business there. For everyday sanding, refinishing, repair, or stair work in the Boston area, Lee's has decades behind it, but given how far apart the two on-record reviews sit, ask for recent references and be specific up front about the finish you expect before signing off on a premium floor.

“Lee floors is great and very reasonable”
Excellent job. Looks beautiful
We moved into a brand new house in Boston MA where the builder used Lee floors to finish them in the first place. We had chosen pretty much the highest-end product, Rubio Monocoat with the builder for our white oak hardwood and engineered wood flooring. Upon moving in we were utterly shocked at the completely botched job done by Lee Floors. Deep swirl marks from sanding all around the edges, uneven use of wood filler, uneven staining, some areas with what looks like bare wood with no stain or seal, and areas of stain pooling around the edges! In short, a complete beginner would probably do a better job with your floors than this company. Upon having Mr. Lee visit the property after we closed, he walked in without introducing himself. The first thing he says is he's "not here to talk to us, he's here to talk to the builder"; after which he repeated multiple times that deep sanding swirl marks are "normal" and the floors are "not like diamonds" to expect them to be perfect. He also confidently mentioned that they've worked with "all finishes" before and went on to describe his plan to re-apply Rubio Monocoat on the floors which COMPLETELY did not align with the instructions provided by the manufacturer! To add icing to the cake, he refused to do a test patch before sanding everything down right away at which point I calmly escorted him out of my house and requested Mr. Lee from Lee's Floor Service to not show up at our property ever again. I recognize that there are other reviews of this contractor where he left swirl marks everywhere so this is not an isolated incident. In short, we are stuck with a HEFTY bill to re-do the floors on a brand-new house we just closed on in Boston, MA.
