Old Harbor Homes is a small Cape Cod builder with an unusual bet: instead of framing a house on site, it orders one from a factory. The company describes itself as a design-build outfit specializing in modular construction, ADUs and net-zero, energy-optimized homes, family owned and operated out of North Chatham by Keith and Carol Hutchings — both, it says, licensed Massachusetts construction supervisors. The public trail behind that is short. One Google review exists, posted in 2022, and it runs to a single line: "Awesome guy and a great builder too!" That is the entire customer-written history. Permits fill in a little more — BuildZoom counts one project over the past two years, two 2024 permits in Orleans valued at $400,000 and $10,000. Real work, recently, but a thin base to judge a builder on. The thing to sort out before signing anything is registration. Massachusetts home improvement contractor registration 124292 comes back from the state as expired, and the registry's holder of record is a differently named entity, Old Harbor Co, Inc/Solar Energy Con — so it is not clear that record belongs to this company at all. BuildZoom separately lists four inactive or cancelled registrations under the Old Harbor Homes name, three Massachusetts and one Rhode Island. The company's own site publishes a construction supervisor licence, CS-095595, which is a different credential from a home improvement registration and is the company's own statement rather than a checked one. Modular is the draw here, and for a homeowner who wants a factory-built house or an ADU on the Cape with one firm handling design and the site work, the fit is obvious. Ask for the current HIC registration number and the construction supervisor licence in writing, confirm both with the Massachusetts Office of Consumer Affairs and Business Regulation before any deposit, and ask to see the Orleans job or speak to those owners.
