Hiring a House Cleaner on Cape Cod: Rental Turnovers, Opening Cleans and Who Employs the Crew

The short answer

A recurring every-other-week clean of a three-bedroom, two-bath house on Cape Cod runs about $150 to $260 a visit on the market's calculator. Massachusetts does not license house cleaners, so ask for proof of liability insurance and, for rentals, a written turnover schedule. If you hire a cleaner directly rather than a company, state domestic worker law makes you the employer.

House cleaning on Cape Cod runs on a summer clock. Rental houses change hands every week through the summer as renters check out and new ones check in, and each change needs a full clean, fresh linens and a quick inspection in a few hours. Owners who live elsewhere need someone to open the house in spring and close it in fall. And year-round residents compete for the same crews. Hiring well here is less about finding someone who cleans thoroughly, though that matters, than about finding someone who will reliably show up on the busiest day of the week.

Can a cleaner open and close your summer house?

Many Cape cleaning companies offer it, because so many of their clients are absent owners. The Cape Cod Commission's survey of second-home owners describes how much of the county's housing is seasonal, and found that roughly one in five of those owners expects to make the Cape their primary home within two decades. Until then, a spring opening clean usually includes:

  • Dusting and vacuuming a house that has been shut for months.
  • Washing linens, towels and anything that picked up a musty smell.
  • Cleaning out the refrigerator and wiping down kitchen surfaces.
  • Checking for and reporting mouse droppings, water stains or anything else that needs a trade.

A closing clean reverses it: strip beds, wash and store linens, empty the refrigerator and leave nothing that attracts mice. Ask whether the cleaner coordinates with whoever drains the plumbing or sets the heat, so nobody arrives to a cold house with the water off.

How do rental turnover cleans work, and what should you ask?

A turnover clean happens between one guest's departure and the next guest's arrival, often on the same day and often on a weekend. Questions to settle before the season:

  • Which day and which hours? Confirm the crew can do your changeover day every week, not only when it is convenient.
  • Linens. Who washes, and where? Some crews take laundry away; some use the house's machines.
  • Restocking. Paper goods, soap, dish tablets, coffee filters. Who buys, and how are they reimbursed?
  • Reporting. Photos of damage, missing items or maintenance problems, sent to you or your manager the same day.
  • Backups. What happens if the crew is short-handed on a busy Saturday?

If your house in Falmouth, Dennis, Harwich, Chatham or Provincetown rents by the week, line up the season's cleaner in winter, before the good crews' calendars fill.

How do cleaners deal with sand, mildew and a musty closed house?

Cape houses have their own cleaning problems. Beach sand travels into every room, settles in floor seams and wears finishes. Damp towels and swimsuits left in a bathroom invite mildew within days in July. A house that was closed all winter can smell musty when it opens, especially closets, mattresses and anything stored in a crawl space or basement.

Ask a cleaning company how they handle each:

  • Sand. Vacuums with good filters, mats at every door, and a check of outdoor showers and decks so sand stays outside.
  • Mildew. Cleaning shower grout and caulk, running exhaust fans, and reporting black spots on ceilings or walls that may point to a ventilation or leak problem.
  • Musty air. Airing the house, washing stored linens, and telling you if the smell suggests moisture in the basement or crawl space, which is a job for a waterproofing or heating contractor rather than a cleaner.

A good crew in Bourne or Orleans also notices things owners miss: a slow drain, a dripping faucet, a dead smoke detector battery. Ask them to add those to their report.

What licenses, insurance and employer duties come with hiring a cleaner?

No. The state licenses no house cleaners, so there is no registry to search. Instead, ask for a certificate of liability insurance naming the company, and ask whether the crew is covered by workers' compensation. Those two documents protect you if a cleaner breaks something or is hurt in your house.

It depends on whom you pay. Under the Massachusetts Domestic Workers Bill of Rights, house cleaners have the same minimum wage, overtime and other wage protections as other workers. The Attorney General's regulations treat the owner of a cleaning company that contracts with homeowners as the employer of its cleaners. If you hire a company, those duties are the company's.

If you hire an individual cleaner directly, you may be the employer. That can mean giving the worker a written notice of their rights and keeping payroll records. Owners in Yarmouth or Mashpee who pay a single cleaner for years often have not thought about it. Read the state's page or ask an accountant before the season starts.

What should a cleaner know about a septic house?

Most Cape houses are on septic, not sewer. Ask the cleaner what products they use, and agree that chemical drain openers and anything else that does not belong in a septic tank stay out of the drains. If you are selling, remember that the system's Title 5 inspection is coming, and a well-treated system is easier to live with.

Why do Cape cleaning rates track the calculator baseline?

A recurring clean every other week of a three-bedroom, two-bath house comes to about $150 to $260 a visit on the market's calculator; the Cape Cod house cleaning cost page lets you switch to deep, move-out or turnover cleans. Unlike most Cape trades, cleaning carries no discount on the calculator's baseline, because rental demand keeps crews busy all summer. Turnover cleans with laundry, same-day timing or large houses cost more.

Ask whether summer Saturdays carry a higher rate or a minimum, and whether a Mid-Cape crew charges extra to reach Wellfleet or Truro.

How should you pay and schedule a cleaner across a season?

Most Cape cleaning companies book their summer schedules months ahead, and many ask owners to commit to the whole season rather than week by week. Before agreeing, get the terms in writing:

  • The season's dates. First and last clean, and the changeover day each week.
  • Price per clean. With what is included, and the rate for extras such as laundry, inside windows, or a clean after a late checkout.
  • Cancellation. What happens if a week is not rented, or if the cleaner cannot come.
  • Payment. Per visit, monthly, or through your rental manager, and by what method.
  • Keys and codes. How the crew gets in, and who they call if a guest has not left.

Owners in Barnstable and Sandwich who rent through a manager often let the manager hire the cleaners. If you do, ask the manager the same questions, and ask how they check the cleaners' work.

Questions for a cleaning company

  • Can you commit to my changeover day for the whole season?
  • Do you carry liability insurance and workers' compensation?
  • Are your cleaners employees of your company?
  • How do you report damage and supplies that are running low?
  • Do you do opening and closing cleans, and do you work with my other contractors?

What does house cleaning cost on Cape Cod?

Hiring house cleaners in Cape Cod: your questions

Do house cleaners in Massachusetts need a license?
Massachusetts doesn't license residential house cleaning, so there's no state credential to check. Ask for proof of liability insurance and bonding instead — and if a job extends into repair or improvement work, that part can require a registered home-improvement contractor.
How long does a turnover clean take?
It depends on the size of the house and how the guests left it. A small cottage may take a couple of hours with a crew of two; a large house with many beds takes much longer. Ask the company how many people they send and whether laundry is done on site.
Who supplies linens and cleaning products?
Agree it in writing. Some companies bring everything and run a linen service; others use the owner's supplies. If the house is on septic, ask the cleaner to go easy on bleach and drain cleaners.
Can a cleaner report damage after guests leave?
A good turnover crew will, with dated photos, before the next guests arrive. That record is what you need to take up damage with a guest or a rental platform. Agree on how they report it and how fast.
What about a deep clean before I sell?
A one-time deep clean, including inside cabinets, appliances and windows, costs more than a recurring visit. Book it after any painting or repairs are finished and before the listing photographer comes.
